To get a website up and running is a fairly simple and painless process when you know a little about the Internet. There are 3 essential components to a website;

  1. A domain name (think of a house address)
  2. Hosting (a plot of cyber land on which to build your house)
  3. Content (the actual house and its contents)

Firstly you will need to register a domain name. You will have to think of a domain name that you want to use for your property business and especially one that is relevant to what you are doing.

Try to keep it as short and memorable as possible because long domain names are hard to remember and they take up more space on your advertising material. Another tip is to stick to .com’s rather than .co.uk or .net domains because .com domains are easier to remember.

Once you have a domain name (keep it as short as possible so that it fits neatly into your advertising and is easy to recall) you will need to get it hosted. Hosting is a simple enough process, which your domain name provider can sometimes provide for you.

It is normal to pay for only 1 or 2 years of hosting, allowing you to renew after the initial hosting period ends. Don’t worry, your hosting provider will normally email you in good time to remind you that your hosting period is coming to an end.

Ok, here is an explanation of my secret…

Throughout all of my Internet businesses, I use a homepage that works hard to achieve one thing – my most preferred action, and nothing else.

In the case of attracting motivated sellers, my preferred action on the homepage is to get the motivated seller to leave his or her name and email address.

Why?

Because there is no point in driving desperate sellers to my website if…

I Have No Way Of Knowing Who They Are Or Getting In Touch With Them Again!

That is why I have taken the trouble to offer something free to visitors to ensure they leave their name and email address!

As soon as the visitor has requested a free report by entering her name and email address into a form, the free report is instantly emailed to her via my autoresponder (a software program that sends a series of emails automatically) and she is sent straight through to my detailed Form to fill in all the details relevant to her property.

If she fills this in and presses submit, then that’s it – I have the lead. If she does not, then the free report is a subtle sales tool which explains the benefits to her of coming back to my website and filling in my detailed Form (to generate the lead).

This allows my autoresponder system to kick into action to automatically and gently persuade any motivated sellers that have failed to fill out my lead generation form to return to my website and fill it out.

By getting the simple name and email address details initially, your autoresponder will be able to FOLLOW UP on all the motivated sellers that have yet to fill in the main form.
  2. The free report or free mini course acts as a subtle sales tool to get the motivated seller interested in returning to leave their full contact details to generate a lead for you. In other words, the free report builds credibility and trust over time, which is something you can never achieve in one or two minutes when people initially visit your website.

Let’s summarise with my 14 golden rules to creating a successful desperate seller finding website:

  1. Use an attention grabbing headline that almost ‘forces’ highly motivated sellers to keep reading your website…
  2. Capture the details of people coming to the site…
  3. Avoid fancy graphics or animations – only your web designer will make money out of a ‘fancy’ or complicated web site…
  4. Make it very easy for interested people to get in touch with you but don’t allow timewasters to waste your valuable time. Automate the qualification process fully(use autoresponders) and make sure that you only end up speaking with highly motivated sellers…
  5. Make the website very easy to navigate – my websites almost always consist of only 1 – 3 pages because that’s all you need if you know what you are doing…
  6. Don’t put links to other websites all over your homepage! Why would you drive motivated sellers to your site if when they get there, they click on a link to another site and never to return to yours?
  7. Use pay per click search engines and offline media (newspapers, magazines, yellow pages, radio, leaflets, business cards, postcards) to drive desperate sellers to your website…
  8. Visit your site regularly to check that everything is in good working order. Occasionally, things will go wrong and you will not be aware of the problem unless somebody takes the time to write you an email informing you of the problem…
  9. Include your picture and some audio from you to greet your visitors. A clear colour headshot picture along with a short audio greeting message will add tonnes of credibility to build trust and ultimately generate you many more desperate seller’s leads…
  10. Include genuine testimonials from credible people and the contact details of the testimonial giver if possible…
  11. Write your signature in blue ink and upload it to the bottom of the copy on your homepage…
  12. Use autoresponders to automate your marketing communications with motivated sellers
  13. If somebody offers to help you find good deals using the Internet make sure that person is an experienced bargain property marketer who follows the basics outlined in this special report…
  14. Be prepared to spend around £1,000 or so to get your website professionally developed.
