Either a private deal as mentioned or the agreement to purchase any non-fixed items from the property, or even a private purchase of something that isn't related to the property, e.g. an old car, books, whatever, ...

    Thanks, guys, for your replies so far. Yes, I found the price quite annoying. It's just 5% above the threshold for the jump between 1 and 3% stamp duty. I don't expect £250-£260k to be a realistic selling range, but plenty of £265-£280k properties seem to be sold in my area. As was mentioned already, some ...
