Ive heard about this strategy for helping vendors sell who cant / wont sell at 25%+ BMV but will accept say 20%. These deals then can be sold onto investors willing to accept a lower discount, or i guess normal homebuyers.
Would you say its best to create your own database of local investors who would take this on, or is there anybody on this forum that could make use of these deals that doesnt mind putting some money into deals. I guess that if we were to market ourselves then a HIP is required.
I think Phil Martin uses this a lot (could be wrong?) not sure if you could answer this.
Would love to hear more on this strategy and how best to use/set it up.
