Turks & Caicos looks more and more interesting.
So I have created this thread to post news and discuss developments there.

Turks and Caicos Beach Resort and Marina
Prices from £125k fully furnished. Interestingly this dev comes with 70% non status developer loan and for building I the 30% is payable over 12 months. There is talk of a golf course to be developed adjacent to this but nothing definate.
(South Caicos is one of the next islands to be developed - so prices are currently less than in Providenciales (aka Provo) )

Have done some research into Turks and Caicos Beach Resort and Marina http://www.caicosbeach.com/ which is on the relatively undeveloped South Caicos island (Only 8 sqaure miles)
Turks & Caicos has been voted to be as one of the top destinations in the world for scuba diving. It has the 3rd largest barrier reef in the world. South Caicos is known to have the very best scuba diving in the whole of the Turks & Caicos Islands.
The airport in South Caicos is being upgraded to an international airport at the moment.
It will be finished in 2006.
A golf course is planned by the developer of Turks and Caicos Beach Club.
They have a 10 year plan:
Phase1: apartments with clubhouse Phase2: Marina with 80 lots Phase3: Casino with apartments Phase4: Golf Course
The developer owns 450acres of land for the first 3phases.
He also has an option on a further 900acres which is for the golf course. His will start in ~3years.
Phase1 will have a casino in the clubhouse. Phase2, this will happen when most of phase1 is sold. Phase3 will be a whole new area.
There are only a few units left in A,C,D and I with a new building getting launched in a few weeks (building J). Prices in this block will be higher.
Development is hurricane and flood proof and low maintenance.
Apparently, "There are plans to link the islands with roadways modelled on the causeway system in the Florida Keys."


The Bell Sound nature reserve on the right hand side of the above photo (sunset view side) is only 2 metres deep all the way so is great for snorkelling. On the left hand side the sea goes deep and is fantastic for scuba diving - You will see turtles, groups of 25 rays, occasional manta rays, dolphin, angel fish etc. Between Jan and March the entire Atlantic herd of 2,500 Humpback Whales annually migrates past south caicos.
All that and year round perfect temperature! Free 2 week holiday use with exchange program on the cards!

Saw this thread about the Caicos Beach resort
I bought an apartment on at this resort about one year ago from DestinationSunHomes www.destinationsunhomes.com. You've got the same information as on the developer website, but Destination Sun Homes is in the UK.
Latest news is that the resort is opening in October 2006, but they've added on a couple more buildings since I bought mine, so a new phase is under way.
Yellow Bird, what do you know about the marina opening dates?

Have also looked into this development in T&C. Looks very interesting and ticks a lot of the right boxes. A few things on the negative side:
As I understand it, building has actually started many years ago, possibly 10! Don't yet know why it has taken this long to get to this stage.
The design is quite basic, compared to the other resorts on Provo (main island) - possibly reflects the age of the development.
Trying to get to South Caicos is a bit of a nightmare, booking flights from Provo takes a bit of determination. I guess this should change with improvements to the South Caicos airport.
Energy - what stage were things at when you purchased? What have you reserved? Did you pay the price advertised on the destinationsunhomes website or have they increased in price since then?
Has anybody been there to see it? I plan to visit some time soon to check it out.

There is no debt on the entire development, so the developer has used his own funds without any loans to get to this stage. Don't know about the 10 years, bit it could be that they were building the roads and clearing the land etc. over some time beforehand at at leisurely pace to fit in with their long term plans and available finance etc.
Phase 1a is now 90% sold out - so I think it will be ready by Oct 06 for the first tourists. I am guessing that the small marina should also be complete by then.
Are there plans to grass over the area and add palm trees etc. to make it more aesthetically pleasing? Building I is not ready until May 07, which I prefer as the development would be more complete by then and gives more time to make payment. Post Edited (yellow_bird) : 9/9/2005 12:13:27 PM GMT
