    rjm properties

    hi,

    i have been thinking of using rjm properties for some bmv deals,has anyone had any dealings with them, would be a big help to hear from people that have thanks,

    Hmmm I just did the forum search. Very mixed I have to say. Phil may be right, but quite a few other people don’t think so.

     

    Scott I think if you are going to have dealings with any sourcers you should not part with any large sums up-front until the deal has gone thru to completion or you could have a lot of trouble getting your money back if the deal is a dud. Some sourcers will then just offer you more dud deals and refuse a refund. The usual best practice is to pay any finders fee into an escrow account (very cheap thru TrustedFriend.com - £299!)

     

    I haven’t had any dealings with RJM myself but as always you should do your own research to ascertain that OMV is as stated and there are no other issues with the property (bad position/ location, structural, title issues, non-standard construction etc), and find your own comparables on mouseprice.com, don’t just take theirs.

     

    It’s my personal opinion that the overwhelming majority of property sourcers (not all) are fanciful at best, downright dishonest at worst, when it comes to their claims about the true %BMV of their deals. Some of them can even be got cheaper direct from your highstreet estate agent!

     

    I tried to get genuine deals from finders for a friend here. None of them was up to the mark. It makes interesting reading. Beware.

    Rich, Hopefully you will have corrected your post above by the time anyone reads it, but I think you missed out a decimal point.

    TrustedFriend.com's flat transaction fee is £2.99, not £299 as you originally wrote.

    For £300 odd-pounds, you may as well give yourself the pleasure and/or aggravation of using a solicitor and their escrow services, rather than one of the new low-cost automated FSA registered safe escrow services !

    Oops yes thanks Colin, £2.99 it is indeed, and they are fully FSA regulated so your money is safe. Solicitors have been able to get away with charging afr too much for this service (and keeping the interest) for far too long.

    My experience of RJM is not good. I was offered a property in Lanarkshire. I paid my chunk of change and then it all went very quiet. To cut a long story short RJM had no authority to market the property and had no control over it. He refused to speak to me until his office accidently let his personal mobile number slip. He promised me my money back, even got it in an email. Then nothing. I had to get my money back from the credit card company, thank god I put it on a credir card. He still owes me three hundred quid though after a year which i will never see. (the bit I didnt put on a card).

     He'll be your best pal until you've paid your finders fee then .............................................................................

     If you do deal with him I suggest you use a credit card.

     Caveat Emptor.

    My experience of RJM is not good. I was offered a property in Lanarkshire. He is a very bad man. After 2 months wont return phone calls his offices maintain that he is a professional businessman - certainly is in the fraud business. Just takes your cash and legs it. I paid him through a maestro card so cannot get any money back. Now the courts and the police............
