lowcross: I must be quite unfortunate. I
purchased a property fom these guys which was in poor repair,average
area. It was only on the near completion of this deal that I learned
that they take a fee on both ends.
Even more fustrating the
letting agents in which they placed my property told me the property was
rented but after a few weeks no monies into account apparently they
took a fee from tenant and did a runner.
I
am assuming that JW is James Wylie.
James sourced the property in
question nearly two and a half years ago.
I would make
the following comments:
- James had a report on the condition of
the property and had the option to proceed or otherwise.
- I offered
James the opportunity to back out of the purchase and offered to source
another property.
- Because James decided to continue I decided out
of good will to pay a significant part - as a cash refund on his
sourcing fee - towards the property repairs.
- James was happy to
proceed on this basis and was in full receipt of all the facts upon
which to make a decision.
- With regard to an 'average' area - we
source and offer property in the valuation range c£100K. Investors get
very detailed information on any property we source and they are offered
the property exclusively with no obligation to purchase. Investors
have many different personal factors to consider before purchasing - and
we cannot be asked to make the passing judgement. If James - or any
of our investors - is not happy with a property for any reason they can
simply reject it. We will source and offer another property without
question.
With regard to the lettings agency - at the time we were
not offering a lettings service that we had any direct control over.
We advised investors to contact a local lettings agent who had been
recommended by one of our investors. Unfortunately there were
subsequently problems with that agent and once I discovered this I
immediately stopped recommending them.
For the past 18 months we
have been in partnership with a local lettings agency who have
consistently provided the highest standard of service for our many
investors. As an average 93% annual tenant occupancy rate across c400
properties in 2009 proves.
I must of course say that our service
has been constantly improved since James accepted a property in mid
2007.
We are - I am proud to say - widely acknowledged as one of
the best 'Armchair' property companies to do business with.
I am
sorry that James has found it necessary to post negatively about us -
but my conscience is clear.
We did our very best to give James
exactly what he wanted at the time.
