6000 Leaflets Delivered..........just 2 phone calls. Is this normal????

    6000 Leaflets Delivered..........just 2 phone calls. Is this normal????

    Hi all,

     Well, I started my BMV marketing campaign 3 weeks ago now, in that time I've delivered 6000 leaflets (2000 per week) to my target area and so far I've had the grand total of................2 phone calls, both of which were no goer's!

    Should alarm bells be ringing?! I must admit I was expecting a much higher response rate than just 2 calls!

     What have others found when starting out? Does it take a while before the calls start coming in? Or were you getting calls straight away?

    I'm happy the leaflet design is decent and I'm confident my leaflet's are being delivered. Am I missing anything else?

     Feel like I'm falling at the first hurdle here. Help!

    patience,patience & more patience! ... here goes for what it's worth.... deliver 10,000 minimum then another delivery to same properties then same again to same properties . general rule of thumb is that it takes 3 leaflets through the same door before they may even read it!  - this applies to any product by the way. then analyse your responses. but remember, golden rule no1,same  properties

    Thanks for you reply. I'm doing as you mentioned and will be delivering to the same 10,000 houses again and again. Hopefully I'll start getting a better response the second or third time around........that's what I'm banking on anyway!

    Certainly wasn't expecting to have done any deals this early on but was at least expecting a few enquiries! I'm trying to look at it in a positive slant. Guess it's better to have 2 calls from people who are motivated than 102 from people who aren't motivated enough! My leaflet is obviously working as a good filtering tool.

    It's just frustrating to have spent so long researching and getting everything in place ready to start, only to start and have no opportunities to put what I've learnt into practice. Patience never has been my strong point!

    Guess all I can do is keep putting the leaflets out and hope it picks up.

    I branched into a new area recently, admittedly only 2000 properties. First delivery nothing. Second delivery 6 weeks later 2 calls,one possible deal so it is true you just have to keep delivering and you will get results.

    Yes, your experience is not unusual - focus and persistence are key.  You might only get 2 phone calls one month or even none, then 6 or 8 the next.  When I started out, I delivered 5,000 leaflets a month for 3 months, averaged 4 calls per month (which was pretty good for a start-up), made 5 offers over the three months - 4 turned me down and the fifth gave me my first purchase near the end of the third month.  Since then, I have continued to deliver around 5,000 leaflets per month and steadily bought 4 properties a year on average.  Some areas can prove harder than others. Some months you may get no calls at all and you may buy nothing for 6 months but, if you stick at it, keep to your local area, it works and works well.     I expect the 3 replies from other leafleters here makes you feel better. We probably spoke about this when on the phone recently...but its all about being persistent. All 3 of those respondents work the system that (as you are doing) I showed them and I know they've 'hit brick walls' like you have....but just kept going on

    You will never know when the next call will come. I had one today out of the blue (like them all) ...elderley guy..no mortgage on an empty house..bought it 29 years ago..just wants to sell with no hassle ..he got my leaflet from his daughter 3 months ago!

    Yeah it certainly put's my mind at ease knowing I'm not the only one it's happened to! Thanks for the reply's everyone.

    Funnily enough I've just had another call! Sounds similar to yours to be honest Greg. Elderly couple looking to sell and move into a newer, smaller place that's less hassle to look after. They have no mortgage on the property and through my research and speaking to my estate agent contact I've determined the OMV is about £130,00ish.

    I'm popping round tomorrow to have a chat about it with them and will make them an offer. To be honest from speaking to the guy I don't think they sound motivated enough to accept my offer but if nothing else it will be good practice.

    What a difference a day makes! Just goes to show there's no way of telling when a potential deal could pop up. Fingers crossed for tomorrow!
