We pay a FF on completion for every purchase sold, the FF may not be as much as you get from selling to individuals but we are looking for high turnover and we can package the deal up fully and have a full team in place to do this.
For anything in London at 35% BMV we can take these on even if they don't stack on the rental side, we don't need 125% cover because our clients have their own unique finance lines.
This is particularly attractive if you are getting deals in London and you can't sell them on because they don't stack to allow the full 75% LTV mortgage because of the rental valuation, this is not a problem !
We want to deal with suppliers who are in direct contact with the sellers or have the mandate to sell, no broker chains please.
