Being honest, it's in the agents interest to cancel your agreement without making you stay on the market as its a waste of time for you all.
But, some agent's like to try and be funny about it....

it would depend on the wording of your contract, some agency contracts permit charges for advertising or early termination. In worst case, just wait until the 12 weeks are up then give notice (unless its a contract with my agency )

If your house is on the market you don't have to accept any offers or be available to show potential buyers around so you could end up wasting their time, which i'm sure they'd like to avoid too. Surely thay have better things to do than try and flog a dead horse?
Maybe leave your property on the market and see what happens. The properties you say have gone may come back on the market with the vendor being in a more motivated situation. Gazundering is rife in this market.
