    Hi all, Newbie here!!

    After devouring all the info. for the past week on sp. but not posting was surprised and delighted to find this thread !!  :-)  Since 2000 have purchased 1 buy to let each year, the latest one at auction on the 1st of Dec this year. A hairdressing shop with a self contained flat above and a garage that were supposedly all let. Although after noticing that the shop lease was periodic and phoning the vendors solicitor before the auction was aware that the hairdresser would be leaving shortly after the sale. Post sale and after a couple of visits to the property and information received from a letting agent this person has dealt with before, realise that the vendor, who is in fact the hairdresser has not been trading for quite a while! My plan is to cover my options by trying to let the shop and meanwhile apply for planning permission to turn the shop into another self contained flat. I checked this out with the planning department a couple of hours before going to the auction and was informed that due to the fact that it is within 400 metres of a shopping area and is a vacant shop with parking facilities he couldn't foresee any problems  ( Clottie I also could do with borrowing Brian for a short while :-) )
    As I have to complete within 20 days I am now searching for a mortgage! I could fund it from my own home as I have a draw down mortgage but prefer not to as this would be costly. I could also remortgage my first buy to let as after buying for £59,000 is now worth approx £110,000 but am reluctant to do this either. Since purchasing the last property have sourced another two bargain properties in my area (the north west) but at this stage am unable to proceed. Would love to BTS. in the future but at this moment in time am looking more to income as a pension. Good luck to all with your projects.

    welcome to SP,  if you have only 20 days to complete you will need to move sharpish!  There is a lady called Gill that appears to arrange financing quickly,perhaps if you asked about finance in the property financing section you would get a better response.  Sounds like you have found yourself a bargain well done

    so what are you doing with the other properties that you cannot move onsmilewinkgrin ??

    Hiya cloud9 - welcome to SP - you might be a "newbie" to SP - but you;ve certainly hit the ground running in terms of buying property !! well done you. i;ve not yet bought at auction although i have been to a few.

    20 days deadline over Xmas - rather you than me.

    i got a drawdown remortgae on my PPR this year, and will be repaying it when i have remortgaged my refurber, hopefully within 3 months from the purchase of the refurber - thank you Brian !!
