    PROPERTY - Martin Welch or Mike Bloxam

    Hi,

     

    Having limited start-up funds, but wanting to get into property, I've been looking at the Property Locators Club from Martin Welch (www.propertylocatorsclub.co.uk) and Land Projects UK from Mike Bloxam. (www.landprojectsuk.net)

     

    Does anyone have any experience, good or bad of either of these £300 for either is not money I can afford to waste.

     

    Most of the posts on these subjects are quite old

    This seems to be specifically about land development.

    Seriously though, if you have limited finances (join the club!), then you have a free resource at your finger tips - its been said before, but I'll say it again - research singing-pig back to front, copy and paste. Then plan your strategy, decide what area of property you are interested in: residential, BTS, BTL, commercial, land development.

    Hi,

    I have worked with Martin Welch and bought Mike - Land projects manual.

    Land projects - The manual is very good and gives lots of information, although it does not stop there, if you want to work with Mike as an associate, I think the price these days is around £1,000 which is a lot of money for becoming an agent if you like.

    Finding land deals is not that hard but Mike will only take on deals that you can build 5 or more properties on, which is the hard part, as most of the land you find i.e. large gardens etc allows you to only build 1 or 2 properties on.

    Property Locators Course - I went on this course around 2 years ago, it was good then but I don't know if they are giving you the same info out these days, if they are, it will be outdated.

    Saying that, I am selling a plot of land in Deal, Kent at the moment. Mike (not Land projects, another Mike) works with Martin in his office. I have hopefully struck up a deal with him to sell him the land subject to planning.

    If you want, I have a lot of contacts, investors etc who are always looking for plots of land. I can offer them the small plots if you can find them. In return I will split the money I make with you 50%

    I will not charge you any fees etc

    Ref the Course

    I have read and heard good points about the Glen Armstrong course, I myself are hoping to attend this course in the near future. It may be worth looking in to attending this course instead.

    I have known Mike Bloxham for many years and have a copy of his manual, I have been involved in a project with him (but only to the extent of comvincing someone who had a house in the middle of a proposed development to consider mike and his associate legitamate and help close a deal, I also met one of his associates.

     

    Whilst the manual is a very interesing read and I can see how one can profit, his main "thing" when I knew him was to sign up for associates. I hate to not recomend someone but if you are on a limited budget then personaly (and this is only my personal oppinion) the money could be spent better elsewere.

    Hi there everyone i have read alot about the property locators club and have read alot of good and bad comments however i am going to take the plunge and join if someone here who has  already joined would be kind enough to give me some advice that would be great and maybe exchange email addresses, and if anyone want to know how i'm getting on just send me a message, and just to let you know i have no experience in property investing so i will be learning everything through the company
