    I have read a lot of the posts concerning thepropertycourse run by Glenn. Many of the comments come from people who are new to the property market. I have been on a number of expensive courses ( i know that I should be checking SP first!)  involved in proeprty for a few years now and made many of the mistakes that have been documented here. Last year brought things to a head with a very expensive divorce, high cost of private operations and tax problems which really hit me for six.

    I am looking for a way of  kick starting my property investments again. I am v tempted to go on the course, but do not wish to go onto a course where I will not really learn anything new. I was wondering what fellow SPers ( experienced investors not property newbies please)  who have attended Glenns course would say. I already understand the following:

  • Research, research, research.  Know area you are buying in, local prices, particular streets.  Any developments taking place/planned, railway routes,  shopping mall developments, popular schools.  Entertainment requirements? retirement location? Good motorway links. 
  • Type of  resale or rental market –  professional couples,  first-time buyers, families, single-parent families, retirement couples.   
  • How to obtain BMV properties, i.e. distressed buyers, divorces, emigrating, by advertising in Local newspapers, leaflet drops.  Cards with undertakers, website.  Buy and rent back,
  • How to buy properties to flip .  If little or no renovation just quick clean and minimal decorating.Tidy up garden, paint outside.  If larger project, structural surveys.  Check condition of roof/chimneys.  Blocked drains causing damp.  Rotten floorboards/window frames.  Electrical, gas, water pipes.  Will you resell with local Agents or privately? 
  • Buying at auction.  Know area, visit and preferably have surveyor and builder give opinion on condition.  Have finance guaranteed.  Decide whether to renovate to sell or rent – set goals. 
  • Look for the added extra – loft conversion, garage conversion or build garage.  Downstairs old loo into utility.  Extra bedroom above garage.  Creating driveway for car.  No frills which add little value. Check on planning regulations for that area. 
  • Setting goals, Costings.  Look for hidden extras.  Include all administration costs and include your own time – this also costs money.  Letting agent charges. 
  • HMO’s – new regulations.  Requirements of local authorities.  Student area or purely professionals. Use land registry, etc. to check on previous sale price and boundaries.  Are there covenants.  Is it conservation area? New legislation on DHSS. 
  • Team in place.  Broker, Solicitor, Builders, Surveyors, Financial services. 
  • Negotiation skills.  Project management skills.  Best places and prices for fixed goods and furnishings. 
  • Pros and Cons for residential and commercial investments and mixture of both.  Details of financial requirements/loans available.  Leases and specialist solicitors, surveyors, brokers.
  • Only buy freehold

    Sounds like you should be teaching your own course!  Although I only know the gist of what Glenn teaches on his course, I think from what you have written above he would probably be teaching his granny to suck eggs (sorry for the unflattering analogy).

    I'm a little perplexed by your last statement - "only buy freehold"; my personal opinion is that anything is worth buying at the right price.

    Main point is that even if there is only one thing in the day you learn that saves or earns you 10 x 300 it will be worth it.

    I offer the money back promise if it has not been worth your while ask for a refund at the end of the day.

    Please dont take this as a challenge but even the most seasoned investors have said they have gone away with several extra worthwhile bits of info and have all been more than happy at the end of the day.

    I am not a newbie either, far from it,  and can however recommend the course run by Glenn as being excellent value for money and extremely comprehensive, I believe it costs £300.  I cannot recommended it more highly. He does offer a money back guarantee if you feel that you didn't learn from it, so nothing to lose really by attending have you!

    Yup, highly recommended.

    I still consider myself a newbie, and Glenn gave me the confidence to go and do...You don't seem to be a newbie, but as has been said above even if you go away with one new idea, it will have been worth it.

    As far as I can see, the course and moneyback guarantee means there's nothing to lose. Safe as houses! (sorry, pardon the pun)

    hello, and welcome.  I would describe myself as  'quite' experienced, and    I did Glens course.    The "Doing" part of it  - the role play, reduced me to a quivering embarrassed wreck !!!!   and i am not ashamed at all to admit that.    You say ""I already understand the following"" -  that is exactly how i felt  - but Knowing and Doing are 2 different things.  I subsequently practised various role play scenarios over the phone with another course participant till i felt comfortable.

    you tell us that

    and i interpret that as you seem to be asking us  to help you give yourself a kick up the bum !!!Wink [;)]

    " Glenns course is as good a way as i can find, it will inspire you  - what more are you asking us for  ?

    Have you gone into analysis paralysis perhaps ?  quite easy to docrack on, do the course and move on ...Big Smile [:D].

    As Glen says, money back if you dont learn something  ......  what more do you want ???

    I attended the ThePropertyCourse.co.uk in Autumn 2005 after attending various PNC meetings (PropertyNetworkingClub.com), hearing about Glenn & eventually pestering him with various questions.

    I am not a property newbie – I am an accredited landlord with Leeds City Council & house homeless people, with Housing Benefit paid direct to myself. I do this 7 days a week.

    * Traditional property investing involves buying a house in need of work , refurbing it & then either selling it on or letting it out. Basically the stuff you see on the TV…

    Glenns course teaches a different style of property investing – it explains marketing techniques to track down private sellers of property & negotiating a ‘win-win’ scenario where the seller is happy to sell you their property for less than what it is worth.

    He covers the concepts of buying BMV, & negotiation based on the décor of the property.

    More importantly he teaches about buying the property direct from a seller & creating a ‘win – win’ scenario based on the sellers personal circumstance.

    For example does the seller have unsecured debt? Can you negotiate on it with the debtors? If so – to what? Could you use this to influence your offer on a property?

    As a homeowner would you be happy if a creative scenario was constructed by a property investor using the equity from your home (that you cannot access) to clear your debts & to put yourself back into a positive cashflow position? Instead of getting your house repossessed & losing it all? Not to mention the fact if your eligible for housing benefit - you could now be technically living in the property rent free (as housing benefit can cover your rental payments – but not the payments on the mortgage).

    Glenn has amassed a portfolio of over 40 properties in just over 18 months. Some people talk – this man walks the walk. How many people who are running property seminars own a large portfolio of properties & have no boss?

    I learnt how to stop a sellers property getting repossessed, by making an offer that: reduces or clears the sellers debts (if the have any), and giving them the option to buy the property back at a future date.

    Glenns course is the only I have come across that teaches you how to negotiate a good deal – for both the buyer & the seller. Anyone can say – “I’ll buy your house for cash luv”, but a property owner will not sell unless a positive scenario is constructed for them. Most people can spot someone taking the mick a mile away!

    * It is not a course telling you that house prices double every 10 years & you will make money long term if you buy one of our overpriced apartments. There is no selling involved.

    I currently have 2 property deals going through using the techniques from Glenns course. That means I will have 8 houses age 24, using none of my own money & without any help from family.

    * I attended the course & learned something! The profit from the first deal I constructed easily covered the cost of the course, I got control of a property for free (15% equity for free, all legal & borker fees covered, & some cashback). I even had enough profit left over to buy Glenn a beer, while I mulled over my second deal - & I am very tight with money!
