    I still remain pretty positive about Punta Perla, but will await the contract with interest.

    Does anyone know how the properties will be allocated ?

    I've also received the siteplan. There seems to be an awful lot of properties (3103 in total). What is everyones views at the moment?

    Are there enough demand for 3101 units siting next to Cap Cana? Do you think Punta Perla is 5 star type of developments? Or Pnta Perla is completely diffrent league compared to Cap Cana. We don't know who run the two golf courses and the hotel.

    100K lower price means Cap Cana offers value or Punta Perla is expensive. What makes Punta Perla comanding 100K higher price than Cap Cana ? What is so special about Punta Perla? Those are sort of questions to be asked when you determine value of this project. Probably, its financial package (15% net for 10 years and 70% mortgage) is a only factor which stands out.

    NSX, The properties being offered at Punta Perla are not 100K cheaper than Cap Cana - they are 100K less than the price we bought in at. You look at the prices of properties at Cap Cana (if you can find any for sale), you won't find very much at all for under 600K.

    let me tell you that you could have bought Yari 350,000-450,000 range, but now new fresh investors who didn't get involve in the Cap Cana
    mess got to pay 450,000-550,000 range, 100K more than seemingly higher grade development Cap Cana.The question is ' Are you willing
    to pay 100K more than Cap Cana if you are new fresh purchaser' So, what is so special about Punta Perla ? Probably, nothing more than
    financial package. You should know that those kind of things are easily altered legally.

    So, what is so special ? Is that speciality worth 100K? Those are the question you should ask yourself before making a big commitment.
    If this is a small rather than big to you, you really don't care and go with sale agents.

    NSX, I dont know of any 2 bed detached villas in Cap Cana for around 450k ? So Punta Perla at 425k seems cheaper. I however don't like the fact that there are over 3000 properties. I don't think there is enough demand yet to fill all these rentals at 10%+ return. So I guess this will be a very long term plan with zoning selling each section over the years. I don't think they will be able to give rental guarantees to everyone. Currently the rental guarantee for prerelease for those that did not tranfer from Cap Cana is 10%. There is also doubt about NON STATUS financing for this one. However, long term if this gets built, in 10 years time the 325k transfer offer would be money well spent assuming you can get the mortgage.

    OK, Cap Cana does not have two beds detached villas but has three beds detached villas which has been priced at 475K.
    Punta Perla is offering three beds detached at 575K, 100K more than Cap Cana's three beds. From fresh new purchaser's
    view point, I don't see why they want to pay 100K more than Cap Cana. There is no doubt that whole concept of Cap Cana is far superior
    compared to Punta Perla. What this means is that Cap Cana should enjoy price premium over Punta Perla.
    The reasonable price of three beds Villas (200mm) of Punta perla must be lower than 200mm three bed villas of Cap Cana.
    Price of 375K for three bed villas of Punta Perla looks reasonable compared to 475K for three beds villas of Cap Cana.
    Those who transfered over from Cap Cana should have been offered three beds detached villa at price of 375K instead of 475K to buy 575K punta Perla
    three beds villas. Otherwise, there is no real gain to transfer. If you feel you get instant gain of 100K just because you have transfered over from Cap Cana,
    it is not real. It is a mathmatical illusion.

    And, people should not rely on the so called 'non status mortgage'. If they charge like 8% on mortgage, it is a rip-off. Better to get re-mortgage here.
