     Last week,I looked at 2 terraced houses,owned by the same person,one of which had been fully refurbed -- including all new rads and combi boiler,in ,shall we say,not the best of areas. All the rads and boiler had been neatly unbolted and removed. No water damage or anything,so they must have drained it down first,which must have taken some time,but apparently,no one saw anything !!shakehead  He has obviously given up,fed up with having stuff nicked,as soon as it was installed. What I'd like to know is,if I was to buy such a prop and the same thing happened,would the insurance cover it,this being an 'empty property'?? Further,if it happened more than once,in a short period of time,would the insurance company refuse to pay out??  Jayen4.

    J - re insurance, if you are doing a refurb, the insurers will generally only insure for FLEA - fire, landslip, earthquake and i cant remember the A. Re empty periods, you have to check your individual policy on lengths of time.

    I was given a helpful hint by a long-standing managing agent - if you advertise privately, don't tell anyone over the phone the address of the property you are advertising, until you have got a lot of info from them first , - until you have sussed them out, and if you don't like the sound of them, get an address from them to send them an application form. If they are genuine, they will probably give it, if not, they will probably hang up. Apparently real "scammers" get your address and then go and pinch your fixtures !!"

    No problem at all. If want any further help/advice please get in touch.

    In addition to the list I gave try PLUMB CENTRE for your bathroom, they have good deals and all the bits are off the shelf. Basically its a builders merchant for plumbers.

    Hi,

    I don't think you'l be able to manage that with this amount of money (unless you will do everything yourself).
    I think you more looking at around 10000 or more. Need more advise, write it back.
