What are your views on appliances for the kitchen, what do you include and what do you leave for the tenant to provide, assuming you let out unfurnished properties.

I also found a tool from the IKEA website that lets you design your kitchen on your pc if you have the measurements and price up what you'll need.

all I provide is a built in hob and oven. the more "appliances" tenants import, the less likely they are to do a "moonlight flit" as we say in Lancs. I've chosen electric hob and electric oven this time - less costs on the corgi gas safety certification next year. I let unfurnished and make a note of this in the inventory, and list boiler and oven makes/numbers, just in case a clever tenant tried to substitute "old for new" when leaving !! its been done - not to me - yet.

The choice of electric or gas oven is out of my hands as the property has no gas. that also means that the heaters are electric which will save me a penny or two on fitting c/h.

Were looking at completion in Jan so ill keep you posted on how i get on.

Hi just thought I would give you a few suppliers details. Central heating, go to www.bhl.co.uk and have a look, give them a phone call they should be able to help. I have used them many times in the past being a construction company and they just quoted me £1800 for worcester bosch combi, all fittings and pipe, 11 rads and plastic oil tank. Oil tank on its own is about £400. Well worth the look.

As for double glazing go to www.windowsanddoors.co.uk they sell new double glazed windows very cheap and they are pretty good quality. They quote £81 for a 1050mm x1200mm with side opener, delivered in 7-10 days.

Carpet right for your carpets.

B&Q or similar for decorating stuff

Howdens joinery or IKEA for your kitchen, could do whole kitchen for less than £1000, you may even get a deal where they include the cooker and hood. They have these deals on from time to time (howdens)

Bathrooms www.kbb2000.net they are good quality and keen prices, just take a look. Failing that try the basic suites available from B&Q and the like.

CPS - completely agree with you re Howdens, remember they're one of the few suppliers of kitchens that apart from B&Q have bits off the shelf, most others are a 28 day wait (Wickes et al). Also, remember with B&Q for bathrooms you have a 28 day wait so nip down your local plumbers, get them looking down their nose at you (they practice this skill 8 hours a day and its a pleasure to watch) and get better quality bits for less money.

Well, after watching Homes Under The Hammer, as I know you do Clottie, seems like every property 'up north' has had the boiler removed!
