Culture Village to house museum of modern art | | Dubai: The centrepiece of Dubai Properties' Dh50 billion Culture Village project is the Middle East Museum of Modern Art (Memoma) - the region's first culture museum. Based on the silhouette of an Arabian dhow, the museum will be on an island of its own in the middle of Culture Village, on Dubai Creek. It will be connected by roads, including two pedestrian bridges. The museum could attract around two million visitors every year. Construction for the museum is likely to start in eight months. The total built-up area of Memoma will be 438,592 square feet. Visitors will also be able to stand on the terrace areas on the roof of the museum and have a bird's-eye-view of the entire Culture Village. At one end of the museum will be a 60-room hotel. The total value of Memoma is not yet known. However, the Guggenheim museum in New York cost $50 million (Dh183.9 million) to build in 1997. All-round experience There will also be restaurants and retail space so that visitors can enjoy an all-round experience at this first "hybrid museum", according to the principal architect, Ben van Berkel, who is also the co-founder of Holland-based UN Studio. There could also be up to 14,000 square metres of exhibition space available in the building. Ahmad Bukhash, the principal architect of Injaz, the property development arm of Dubai Properties, said the modern design of the museum was done specifically to contrast the overall traditional feel of Culture Village. "His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, wanted the museum to cater to the modern art of the Middle East," Bukhash said. "It will take, maybe, six months to finish the design, then we will release the tender. So in perhaps seven to eight months, construction will start," Bukhash said.

Pentominium model (Pentominium is currently under construction at Dubai Marina - will be the tallest residential only building in the world). Only 120 apartments in the entire building. Every apartment is a 'penthouse'. Only 15 remaining for sale.

• Trident International Holdings joins hands with Salvatore Ferragamo to add a touch of class to the interiors of its bespoke penthouses occupying 16 floors atop the world's tallest residential tower coming up in Dubai
• Alliance marks entry of one of the world's oldest and most respected fashion houses into the concept realty space
To be branded Salvatore Ferragamo Penthouses, these uber luxury designer residential modules, the most exclusive penthouses within the development, will occupy the premium 16 floors atop the 516 metre high Pentominium.
The bespoke penthouses were unveiled at a press conference at Raffles Dubai, in the presence of Trident CEO & Executive Director Mr. Wazir Daredia, Ferragamo CEO Mr. Michele Norsa and a host of eminent personalities and senior dignitaries.
Commenting on the partnership, Mr. Daredia said: 'Our alliance with Salvatore Ferragamo, one of the most exclusive labels in the world of design and high fashion, will help redefine the very concept of luxury and exclusivity in the real estate space. We share a commitment to excellence and the alliance completes the bouquet of globally renowned brands we are partnering with to make our dream project, the Pentominium, the world's most exclusive and desirable residential address and a unique one-of-its-kind development that introduces a new dimension to building design.'
'Ferragamo has become synonymous with men's and women's clothing and accessories over the last 80 years and its entry into building design marks a first in the realm of concept realty. The venerable high priests of design will most definitely add their trademark touch of elegance and sophistication to the penthouses they fashion,' he added.
Pentominium, launched in May 2007, has established itself as a 'benchmark in luxury living' through its design and operational partnerships with some of the most iconic brands in the world, including Tiffany & Co, Swarovski, Quintessentially, Six Senses Spa, Davidoff, Bang & Olufsen, Rolls Royce, Azimut Yachts, Hirsch Bedner & Associates and Aedas. The 120-floor luxury residence, ideated by Trident and designed by AEDAS Architects, has won five CNBC Property Awards in 2007 and was also nominated for the CNBC Best International Property Award. The project is expected to be completed by 2012.
Pentominium has a total of 120 custom-designed 4-bedroom penthouses of three types: A sized at 6540 sq ft and B and C sized at 6470 sq ft. Each penthouse occupies an entire floor, with spectacular ocean views, the design giving the spatial illusion of a penthouse floating in the sky. Staggered floorplates and biometric access control enhance the feeling of privacy, with each unit having its own foyer, a separate family lounge, large formal living-dining area with spacious terraces, designer kitchen with built-in appliances and a separate maid's room.
Salvatore Ferragamo is a Florence-based design house which began as a producer of designer footwear. Known as the 'shoemaker to the stars', this luxury Italian brand has more than 300 patents to its credit, mostly for footwear, its list of patrons constituting a veritable Hollywood Hall of Fame with the likes of Marilyn Monroe, Audrey Hepburn, Sofia Loren and Nicole Kidman.
In the 80 years since its founding, the Italian maison has graduated into a designer of luxury goods, with a presence in every fashion category, from men's and women's ready-to-wear clothing to accessories like shoes, bags, fragrances, beauty products et al. Today, it has more than 450 stand-alone stores as well as shop-in-shops in over 55 countries across the world.
Ferragamo will add a touch of classic elegance and timeless sophistication to the interiors of the Pentominium penthouses, the motif being the Hollywood glamour of the '50s and '60s, conceptualised through naturally exquisite materials like veneers, skins, leather and fabric that borrow heavily from Ferragamo's luxury product designs.
For example, Ferragamo's Gancino bag is the inspiration and focal point for the living-dining room, its design being interpreted in woven metal mesh to adorn the wall and doors, and juxtaposed with Macassar ebony accents in key areas. The room has a modern feel that is functional and comfortable. Sleek Ferragamo inspired motifs also enrich the furnishings, with mirror mosaics embellishing the dining area and a mirror polished chrome console serving as a bar.
The master bedroom is influenced by Travel, with well-tailored signature furniture, natural woven materials and sophisticated detailing. Lush fabrics make it a stylish, personal retreat, with wall-to-wall wool and silk carpeting. Ferragamo's Raffia bags and travel accessories are the design base for the Raffia covering of the feature wall, which is fashioned with bands of dark stitched leather. An ottoman dressed in snakeskin embossed leather also adorns the landscape of the room.
The family room has a comfortable seating area fashioned with intricate dark timber and a polished chrome book display and media unit, with natural light flooding in. Here again, the curved wall follows the outline of a Ferragamo wedge heel and is lined with a soft wall covering featuring a collection of prints.
Even the bathroom hasn't escaped the designer's eye, becoming an indoor space that feels like outdoors. Lined in taupe limestone, it incorporates seating and a freestanding stone carved tub by the window that offers magnificent views of Dubai. And the final touch - the round carved wooden bath stool is inspired by a 10' heel of a Ferragamo sandal!

The Duchess of York; Sarah Ferguson, unveiled Sarah Selects, a new charitable foundation for disadvantaged children in the UAE, during Sunday’s launch of Select Property’s £1.1 billion luxury residential development Aquitainia. The new charity has been created in conjunction with UK based property developer, Select Property and Dubai based Select Group, and raised an impressive £500,000 for the charity on the night. After frenzied bidding, the the lucky bidder snagged himself the exclusive suite for £500,000. The money is to be held in an Escrow account until the Duchess makes her decision on which charities will benefit from the auction. The current lull in the global property and construction market is pushing several industry players, especially contracting companies, to enter the GCC, and the UAE in particular, in search of better opportunities.
According to industry experts, more than a hundred new companies from Europe and the United States are currently looking for opportunities to either start operations or tie-up with business partners in the UAE.
"Dubai has enough work for the next five years and in Abu Dhabi things are just beginning to take off. We were not present in a major way in the UAE market until now. But even now we feel it is not too late," said a representative of ANMOPYC, the Spanish Manufacturers' Association of Construction and Mining Equipment.
Participation in forthcoming industry exhibitions such as Big 5 PMV will be an indicator of interest and opportunities in the Gulf. If this year's attendance at Big 5 PMV is any indication, the number of international participants has more than doubled compared to 2007.
Meanwhile about 30 senior executives from Irish construction companies met in Dubai last week as part of an Enterprise Ireland initiative to help them internationalise their businesses. Construction industry in the US and most of Europe has significantly slowed down. South Korea last week said it would spend about $4 billion (Dh14.69bn) to prop up its construction industry.
The UAE has so far managed to avoid any major signs of slowdown being witnessed in other parts of the world and companies are hoping that the boom in the construction industry would continue unaffected. Several exhibitors during the recently concluded Conmex 2008 in Sharjah told Emirates Business that for the next 10 years the construction industry in the UAE would continue to grow unaffected. According to them the UAE is expected to withstand the current liquidity crunch.
Participants at the Enterprise Ireland initiative included Tom Costello, Managing Director of contracting firm John Sisk & Son, and Finn Lyden, Chief Executive of Siac Construction, besides several heads of architectural, engineering, surveying and interiors companies.
According to reports, Liam O'Donohoe, head of leadership development at Enterprise Ireland, said the scheme was designed to help companies expand their business outside Ireland and to enable them to work together to secure projects.
According to Nick Webb, Director of Streamline Marketing Group, organiser of Big 5 PMV, of the 300 global and 53 local firms participating in this year's exhibition, 241 are attending for the first time. "A lot of these companies are looking for new opportunities here, wanting to do business," he said.
More exhibitors from the concrete production sector at Big 5 PMV is an indication of growing construction activity in the region.
According to Webb countries such as Spain never looked to enter overseas markets as the local industry was performing well. "They are not happy any more and are now keen on overseas expansion. Although the actual number of Spanish companies participating in Big 5 PMV is less compared to other European countries, with 89 per cent Spain stands first," he added.
The number of Italian companies has increased from 38 in 2007 to 81 in 2008 while Chinese participation rose from 24 to 82.
According to the French Trade Commission, there is a growing tendency for local real estate developers and contractors to award design and build contracts to French companies, enticing many firms to increase their presence in the UAE.
Pascal Roger of the French Trade Commission said: "While French equipment and building material suppliers have been present in the UAE for some time, there is a large influx of French contractors coming now. This is due to changing market conditions in France as a result of increased tax rates and the effects of the economic slowdown. French construction groups are keen to work in the UAE and the region." http://www.business24-7.ae/articles/2008/10/pages/10272008_0dbb31bca2f14e62baefcb7676e187dc.aspx
