Energy Performance Certificates

    Energy Performance Certificates

    I'm not here to debate the usefulness of these certificates, or the endless jobs for government qualified assessors, or the increasingly decreasing profits of landlords, or the nannying of tenants who should be responsible enough to know health and safety basics or, or, .......

    Anyway, just thought I'd ask if anyone has seen prices. I had a leaflet from Leaders and they can provide this service for £100 for up to 3 beds and £117 for 4+ beds. Then an unspecified fee for reassessment and revised certificate after you have had work done, which I'm sure we'll all be encouraged to make.

    Also, I didnt know that these certificates were going to be readily available on the government's Landmark website.

    There are a number of companies doing this and only this and many will discount heavily for multiple properties so it’s worth shopping around. I found a couple willing to do them for sub £50 if they got all the properties. Then I had a stroke of luck, an estate agent/valuer I’ve known for years offered to do them for me ‘for a drink’ and then another agent I know offered them for a tenner a time so its well worth asking around.

    As far as i have read -  once the report has been produced  -  there is no legal necessity whatsoever to do any of the work necessary to the property to make it go "up a notch" into the next highest warmest category  - thats why i consider this whole business an utterly utterly pointless waste of time energy etc (very reluctantly  -  rant over)

     

    if anyone knows different  -  please tell

    That's why it's called an Energy Performance Certificate - a waste of energy!
