I don't suppose you will get any better or worse agreement even if drawn up by a lawyer. There is a basic thing you can do: read the agreement.
Ask yourself how your interests are protected if the rent doesn't come in, or if there are damages.
Get ID from your prospective tenants, and you can do referencing privately via Homelet and others.
There is a great deal of law to understand, and if you get it wrong it can cost you many thousands. Join the RLA or NLA and for the £75 or so, it will pay for itself many times over. They also have a hotline for members if you find yourself having problems. The fee is also tax deductible.
