    Letting Agency Requires Landlords N.E Properties!! Tenants Waiting!!

    Hi,

       Our letting business-   FastLetUK  - urgently requires landlords vacant properties in the N.E, eg. all areas in & around Durham, Newcastle etc. for our list of waiting tenants.

    All types needed inc. 4/3/2 bed houses & flats. We have structures in place that can enable rental per room in various areas.

    A reliable and honest agent that isn't a registered company, isn't a member of ARLA or RICS, doesn't have a proper business address and can only be contacted by mobile number/call forwarding service.....? No disrespect intended but it would surely be a brave man that puts his portfolio in these hands!

    Using the word group...

    group - if use of this word implies several companies under one corporate ownership, then you will need to provide evidence of a parent and/or subsidiary association with two or more other British or overseas companies. If the name clearly shows that the company is to promote the interests of a group of individuals, then the name will normally be approved.    source: companies house

    A quick web search finds no information about Fast Property Group except for postings on property forums.

    I've actually done business with this company and aided them in the purchase of several dozen properties over the last 18 months.  I have always found them reliable and honest.  I think the 'group' mentioned above relates to the fact they have a sales section, refurb section and letting section.  Each is run separately but overseen by the same owners.  There may be other enterprises they are involved in but I only have knowledge of this side of their business and have recommended to others in the past.

    I've actually done business with this company and aided them in the purchase of several dozen properties over the last 18 months. 

    Let me guess, would the several dozen properties be bottom of the market resi units with maxed out BTL mortgages purchased using the recently closed loophole of a day 1 bridge/remortgage??

    John - I have no connection with the above posters, but take issue somewhat with your response.

    1. There's nothing wrong with "the bottom of the market" provided you know what you're doing. Everyone has to live somewhere!

    2. Cash and refinance was not a loophole. It was a perfectly legitimate way to buy BMV properties with NMD. It was 'closed down' only because MX, the biggest player, couldn't access enough funds on the world markets because of the credit crunch. For your info, it represented around 70% of their mortgage business, so I'm sure they didn't take the decision lightly! 

    3. It would be hard to have a 'maxed out BTL mortgage' on a property bought on a cash and refinance deal (using a 1 day bridge). After all, the whole point of cash and refinance was to get an 85% mortgage on a property that you were only paying 70% for.
