    First time landlord... setting up the tenancy, contracts and credit checks.

    Hi,

    I am a first time Landlord, we have a property with a person ready and waiting to rent it out asap.

    Should we go to a letting agent? we already have a tenant, we need to sort out a contract and credit check them. I have downloaded the Landlord agreements on singing pig and will take a look at them. Does anyone rate the contracts on here, or should i get one drawn up by a solicitor. Does anyone know where i can credit check or score the potential tenant?

     Does anyone have any other tips or advise on things i need to do to set up my first tenant?

    I don't suppose you will get any better or worse agreement even if drawn up by a lawyer. There is a basic thing you can do: read the agreement.

    Ask yourself how your interests are protected if the rent doesn't come in, or if there are damages.

    Get ID from your prospective tenants, and you can do referencing privately via Homelet and others.

    There is a great deal of law to understand, and if you get it wrong it can cost you many thousands. Join the RLA or NLA and for the £75 or so, it will pay for itself many times over. They also have a hotline for members if you find yourself having problems. The fee is also tax deductible.

    I believe the contracts on here are safe to use, but if you're at all unsure, get them checked out by a solicitor first.

    There's quite a lot to think about when you're doing this for the first time....

    - credit check

    - AST

    - inventory

    - CP12 (gas safety)

    - soft furnishings (fire safety)

    - deposit protection scheme

    My tip to any new landlord is to make sure you prepare a thorough inventory of the rental property to help avoid any disputes with the tenant at the end of their tenancy.
