Tenants are so . .  . interesting! We allowed one to redecorate, never crossed my mind that they meant red gloss - on the walls!! So, agree NEVER let tenants do any repairs or alterations or decoration. Make sure this is written in the contract in clear terms and written in the secured deposit bumpf as a reason they may not get their deposit back.

I do agree that most electrical reports will find some faults, mine always have. The trick is sifting all the repairs needed into necessary/unecessary or you could hand the electrician £000s.

For info - what are people paying for a periodic electrical report?  When we have the rented properties inspection pack in October will this be a legal requirement? Is it in the buyers HIP already?

i let my tenants decorate - but one of them got her boyfreind in to help - and when she moved out i discovered he had painted Around the fridge freezer, her wardrobe, and her childs  chest of drawers !!!    i made her come back and redecorate it back to magnolia before she got her deposit back  -  she did a good job and we had a good laugh about the plonker of an ex boyfriend  !
