Need advice - I issued my tennats an eviction notice because of rent arrears then they did a runner they left things behind and damged doors and Flooring. i know it will be hard to claim against them as they left no forwarding address but can any one help on how i should proceed. ie. courts, police etc any help greatly appricated

How severe is the damage?  If you think it was deliberate & malicious as a result of the eviction, then you could report it as a case of criminal damage, but the police might steer you towrds county court.

The damage looks like it was caused when they were living there, and i have there deposit although they still owe money for rent. but i was hoping there was something that could be done to ensure they could at least get a CCJ against them

If you know where they are living now, you can instigate county court proceedings, but if the damage is severe and you consider it malicious, then go to the police.

thats the issue i have to find out were they are living is electrol roll the best place to look

My advice is that if it isn't malicious and isnt too great - just move on. Dont get screwed up on the minor detail in this business - it will make you bitter and stressed. Feel sorry for the low life that they are and be thankful you aren't them

While you trying to find them..you could be using the same time and energy finding a BMV deal!

what is too great?

i have recently got rid of a tenant, had to go right up to the bailiffs. i spent about 12k on this property 2 years ago. the damage to put right now is about 7k. i have made my decision on what i am doing, i am going for the guarantor as the ex tenant is about to receive bed and breakfast at one of lizzies fine establishments (hopefully)

 for the benefit of others on here how much is 'not too great?'
