    Hello Foz,

    One of my friends has had painful, personal experience of dealing with Ajay Ahuja's Hot Spots In The Usa and as a result I would advise you very strongly to keep well away, and to not part with any money whatsoever.

    Only give your money to Hot Spots if you are looking to start a white elephant reserve. 

    There really is no substitute for plenty of research and comparables. Talk to as many realtors and active landlords in a US Zip Code as you can before jumping in. read the local press, get the crime statistics and an estimate of property insurance. Make sure you get an independent valuation report. Talk to lettings management firms.

    I deal with agent throughout Georgia, NC, SC and Tennessee.

    Be very careful when dealing with the sort of properties this company (and others) are offering. There is town after town in the NE with street after street of this type of distressed property. Most will never find a buyer and just rot. The reason - no-one wants to live in those areas any more.

      There are areas of the world where property prices are the same as these which are on the up. Germany for example.

    The USA is a terrific place to park your money if you do it correctly (no great secret here - it's the same the world over invest in the right property in the right area) With the exchange rate and the great nr of motivated sellers in the USA it is an opportunity. Has the market bottomed out after the sub-prime scare? I don't think so. There may be some way to go in the overdeveloped areas of Florida. In other areas the time is right and will still move up. It's all about local knowledge.

    My local knowledge is advising you to thoroughly check the areas Ajay Ahuja operates in - get on a plane and take a look. You might be wise not to go after dark - you may not be able to find a taxi driver willing to take you in or out of the area!

    Now I may be doing this company a disservice but there are many offering no-hope properties, it may be Ajay Ahuja fits this bill or it may not - you decide.

    Hello, I have stated looking into property investment after reading Ajay Ahuja's book. I liked the book altough now that I've got acquainted with more professional material such as Rajan Battacharya's I would qualify Ajay's material as basic. Anyway, I went on to Ajay's website to discover a network or disorganised websites and subscribed to his newsletter. I am looking to eventually source poperties and thought I'd get in contact with them to see how they work and see through the mist of their messages. I tried to book a networking day, but none of the links worked. I tried to book for a home visit (wow !) and again, no luck. I phoned them and had to call again and again when someone repeatedly told me they'd get in touch. Nothing after a whole month. So this is the pre-sales service. Imagine the after sales ! Plus their communication really does not feel right and their sourcing prices are, indeed, too high. I'd stay away from this company and whatever happens if you get offered a deal, go and see it and have it valued first or you could get bitten !

    Hi Foz,

    I've been researching NY state for a few months now. I do think there are good deals out there, if you want rental return rather than capital growth, in a working class area. The figures presented do look acheivable and match figures my research as suggested.

    But, I have seen ALOT of negative comments (and seen a SP members actual figures from a deal) on Ajay's deals. In particular his Agents in US dont seem to be particularly helpful.

    Wow thanks for all your comments everyone, a very good response to my question. I get the impression its best to do your own DD and takes peoples comments onboard rather than listening to a company whos trying to sell you some hotspot?

    I know Ajay has redesigned his website and now lowered the money needed before he releases the information to buy these properties (its now down to £350 rather than £3000 or so) so its still intriguing but i think ill take these figures with a pinch of salt.

    I wouldn't go anywhere near Ajay's deals. A friend of mine invested £5K has not got the promised property and can't get her money back!!!!
