On contacting me, the Vendor sent an information pack containing some general information on where the plot is located, a plan of the site and surrounding area, the building room sizes and a copy of the planning application.

The Copy of the Outline Planning Proposal just simply states 'resedential development'. I'l contact the vendor on Monday to clarify any further detail.

What types of companies are currently on the site?
What is the neighbourhood like? 

Please send a copy of the planning permission, OS map and any drawings that are available.
Also be useful to have the application reference number.

Having spoken on phone at length to the council planning dept, it seems that there is no further detail to the Outline planning application.
The Reason for granting permission is stated:

'Consideration has been given to the issues of highway safety, residential amenity and the loss of employment floorspace and the representations received.
On balance the potential impacts from continued commercial use together with the stated difficulties in adapting the space to meet statutary requirements are sufficient to outweigh any impact on loss of floorspace'


I shall be speaking with the Vendor hopefully later today for further clarification.

After visiting the Plot yesterday and finally managing to make contact again with the Vendor today, i can now supply the following further info:

Planning

The Vendor applied for OPP without any further detail about type of resedential dev whatsoever. No drawings were submitted other than the site plan.

It is confirmed that there will be no contamination issues with the site as the two businesses run by the Vendor from the site are 'Clean'.

The Plot

I visited the village and plot (externally only) yesterday.....its been about a year since i last went over there. The Commercial premises are decidedly at odds with their surroundings and are more or less enclosed by housing. The plot has direct access to the road on one side and there's potential at least, for a second/alternative access on the other side.

The plot is mainly enclosed by wall and is only a few yards from the local infant school.

The Village

Village with usual ameneties, Good transport links with the M1 easily accessible, and being only a couple of miles from major towns. There's a Post Office, food store (well known national name) etc. The plot is surrounded  by housing which on one side is terraced, and mixed to the others. The area is undergoing regeneration with a new housing estate completeing on the other side of the village. Many of the terraces have been renovated with quite a few currently undergoing the same.
 
Plenty of SOLD signs.
