    Contents/Liability Insurance

    Hi,

     

    I’m new to the landlord business and am trying to sort out adequate insurance, I’ve searched and searched online but can’t seem to find a site or insurance quote that makes sense. I don’t need buildings insurance you see as I have to pay that separately to the management company as it’s in a large block of apartments. However when I speak to people about contents insurance they say it only covers what would ‘fall out’ of the flat if you ‘turned it upside down’ – the management company haven’t been forthcoming with details of what the buildings insurance covers. No policy documents etc.  When I try and get a quote on line it normally wants to cover me for buildings insurance too.

     

    The apartment is unfurnished; however it has a kitchen with washer/dryer, built in fridge freezer and microwave built in and dishwasher etc. If they set fire the kitchen and there is some damage is that under the buildings insurance or contents?

     

    I know I also need Property owner's liability insurance but am struggling to find it as a separate policy to buildings. Most of the sites I find seem to go straight to asking for a quote and I don’t know if it’s the cover I need.

     

    I want to cover the fixtures and fittings and get the liability insurance, if anyone can advise or suggest a good place to get a quote I would be very grateful. I know it’s up to me to research this but am struggling to find what I am looking for. There are sites where I could get the whole thing but I can’t get those products as they say they want to insure my whole building for the buildings insurance!

     

    Any advice greatly appreciated, I found this site today and some insurance post but only on building insurance

    I'm new to the site and just found this post so I thought I'd give a response in case someone else comes here with the same sort of question. 

    The answer is that you can find "contents only" cover for residential let properties and this insurance will cover your liability as the property owner and in some cases can be extended to include loss of rental income.  It is something of a specialist area as most property insurers want the buildings rather than contents risks but the cover is available with minimum sums insured starting at around £10,000 and premiums as low as £50 plus IPT at the time of writing.

    Try http://www.endsleigh.co.uk/category-landlords.html for contents only. I use them for one of my properties were I require contents insurance only. Give them a call to make sure it covers everything you require, I find them quite helpful on the phone.
