    The project SOLD OUT a while ago.

     
    We have been told direct from the Developers that there is a waiting list of 85 people worldwide for this. The initial prices have risen at least 8% since I bought 6 Weeks ago.

     
    You mention the Maintenance fees and the sinking fund, these are paid by the Management Company for the first 2 years of the Leaseback scheme. Thereafter, they are 0.5RM per sqm per year.
     

    I still have a few 'wrinkles' to iron out in the contract but generally I am happy with this.

    I reserved my units almost a month ago and am still awaiting to receive my contracts.

    Straight off, let me say I know nothing about this specific development. However I just wanted to give a word of warning to people investing in Malaysia at the moment.

    I was in Malaysia 2 weeks ago and talking to a business associate who was a property developer. He says the Malaysian market is flat. He has stopped developing now because he has so many unsold properties.

    Of course, each development is unique and has to be looked at in its own merits, but do bear this in mind.

    Has anyone signed the contract and paid the 10%.
    Would be very appreciate if you could share opinion about major concern in the contract.
    Do you manage to negotaite with the developer to amend the contract?

    Read a few posts here saying that the developers had said the murky water was due to the piling work being carried out. I did some reading of blogs on the net and found some people who visited this beach before work was started and they said it hs always been murky due to the fact of its proximity to the mangroves. They however said it was still a lovely beach.

    But if you were hoping for scuba diving like me unfortunately the beach is very shallow and goes out a long way so diving is a no go.

    Saw a post saying someone had tried to contat swiss belhotel but had not yet recieved a reply.

    I also emailed the and they replied to me. They confirmed that they will be taking over management of the resort and the have a representative on site overseeingthe work.

    Any advice on contracts?

    Anybody had any amendments made before they signed?

    If so what did you get changed and how did you go about it. Any advice to a complete novice would be greatly appreciated.

    Any mortgage advice or reccomendations?
