    No i havent received mine yet, but im assuming you've received yours.

    All, The contracts for the Palm are en-route from the developer at present. We have currently had 20 contracts which have gone out to clients and almost all of them are back following visits to the solicitors and so should all be fine.

    If anybody has any concerns, I can recommend a couple of independant solicitors who can look at the contracts for you.

    The contracts are being prepared in batches and I received confirmation that another batched arrived this morning from Malaysia so there should be another 50-70 contracts being issued this week.

    Hello, what does everybody think of the contracts???

     Can anyone reccomend a good solicitor as i am having trouble finding one?

    Murky Waters,

    I do not believe that the water is murky due to the construction work. I visited this region last year as an agent for the Banyan Curve development,  Port Dickson, and the whole coast is like it. I also do not believe it is 'mud', it is a sandy beach, it is just not crystal clear.

    I loved the area and the water does not make any difference, it is very warm and good to swim in - certainly not dirty.

    I also believe that this coast line has great potential for capital growth.  Good luck to all.

    I have reserved a traveller on branch 2B. I received my contact a few days ago there seems to be a few 'anomaly's' with it.

    The main concern I have is that this was sold with 2 years guarateed rental of 8% with a further gurantee for another 13 years but not at a definate % rate.

    It reads to me that the developers/management company have the option not to renew the tenancy after the initial 2 years, therefore it is not a 15 year rental guarantee.

     

    I was alao told that the development would be completed in 18-24 Months. The contract says that the developers don't have to pay compensation (10% per annum on a daily basis) until after 36 Months.

     

    Does everyone's contract say the same? and what are everyone's thoughts?

    Is it now SOLD OUT?

    What are the maintenance fee's each year? Are they paid to the swiss hotel chain?

    Also, is there a "sinking fund" to pay into? If so, how much is this?

    Looks a great place ( not sure on the murky water, but having been over there, its warm and thats the main thing for me ) think I may have missed out there
