Dubai will become city of supertowers

Dubai: The city will have the largest number of supertowers - buildings that rise more than 100 habitable floors - as five more will be added to the seven under development, Gulf News has learnt.

The new supertowers are part of a cluster of 11 projects worth Dh25 billion to be built in a major master-planned development that will be announced in October.

"All five supertowers will be about 600 metres tall - rising more than 100 floors. These are some of the most unique projects incorporating the latest building technologies and consuming up to 60 per cent less energy," Adrian Smith, who designed Burj Dubai - currently the world's tallest tower - told Gulf News in an exclusive interview.

His firm Adrian Smith + Gordon Gill Architects, is designing the projects.

Thirteen supertowers are currently under development worldwide, including seven in Dubai. The five new ones will change the equation heavily in favour of the emirate.

The supertowers already announced in Dubai include Al Burj, Burj Al Alam, Princess Tower, Marina 101 and Pentominum

Dubai World Chairman tours QE2, discusses refurbishment plans

    Posted: 04-05-2008 , 08:24 GMT

HE Sultan Ahmed Bin Sulayem, Chairman Dubai World has recently visited Southampton, and toured the world-famous QE2 in between voyages.

Mr. Bin Sulayem also met the captain, staff and management of the ocean liner, who are busy preparing for her final voyage to Dubai in November, where she will be transformed into a permanent attraction as a floating hotel, retail and leisure destination at Palm Jumeriah.

The Dubai World chairman also met Mr. Manfred Ursprunger, CEO of QE2 Enterprises, the Dubai World company set up to oversee the refurbishment of the of the ocean liner, and reviewed plans to create an unmatched experience of luxury in Dubai with the QE2 as its centre-piece. He also discussed the installation of a museum dedicated to the celebration of QE2’s history and heritage.

Speaking about the historic ship, Mr. Bin Sulayem said: “As a nation with a long maritime history, we value the rich heritage of the QE2. After four decades of glorious service, the most celebrated ship of the 20th century may be considered too old for the seas. But she is not old enough to retire just yet. She is still legendary, and her name continues to evoke dreams.”

“That is why Dubai World decided to inherit the QE2 and make a permanent home for her at Palm Jumeirah. This not only provides a sustainable future for one of the brightest stars of the global tourism and leisure industry, but also takes us one step further in making Dubai a truly global tourism destination,” he added.

The liner, which is the longest serving vessel in Cunard’s 168-year history, was bought by Dubai World company Istithmar World for $100 million last year.

Since its launch by Her Majesty Queen Elizabeth in September 1967, QE2 has sailed 25 world cruises, crossed the Atlantic more than 800 times, and carried more than 2.5 million passengers, and more than twice the number of nautical miles.

On June 2, the 55th anniversary of the Coronation, Her Majesty Queen Elizabeth will make a farewell visit to the ship at Southampton. She has visited the vessel twice earlier in May 1969 prior to its maiden voyage, and then again in July 1990 to mark Cunard Line's 150th anniversary.

    Re: DUBAI (Part 2)

The cost of a square foot in some parts of the Burj Dubai has increased to Dh13,000.

Prices in the world's highest tower, which is due to open by the end of 2009, start at Dh10,000 per sq ft compared to Dh4,000 just a few months ago.

The Burj Dubai's biggest competitor in terms of price is the Palm Trump International Hotel and Tower, where the square foot rate recently topped Dh12,500.

Prices in the Burj Dubai and Trump Tower are widely considered the highest in the UAE and are expected to top any other developments in the GCC countries, said Ali Al Rahma, CEO of real estate information website Eqaraat.com.

The Palm Jumeirah has retained first place in terms of returns as the rate has risen to more than 600 per cent over the past six years.

Some villas that were sold for Dh2.6m five years ago have recently attracted offers of more than Dh13m. Meanwhile record amounts are being paid in developments such as Business Bay, the Lagoons and Culture Village areas.

Office units in Business Bay saw a big demand from traders who buy large areas and resell them at an average profit margin of up to 80 per cent. The price of office units in Business Bay range currently from Dh1,200 to more than Dh2,600 per sq ft. The price of one built-up square foot in Jumeirah Village ranges from Dh680 to Dh1,000, while the price of each built-up square foot in areas where 10-storey buildings can be constructed has gone up substantially.
