    i know, i know Zulu, me agreeing with Bubber !!  But, he does have a point (its just that he made/makes it ad nauseum that gets up folks noses !!!! )

     

    Understanding the economy will also help to decide when is a good time to buy and when it not a good time to buy.   Tony2 is telling us it is not a good time to buy, and in comparison to the heady days of when he bought, and even the heady days of 2001-2003  - it is not a good time to buy - so new strategies have to be worked out - hence the rush into BMV  (the latest fashion). In 5 years time there will be another fashionable strategy. If Hursty does  not know anything about historical trends and their consequences, how can he judge the next fashionable trend ?  

    Have a great night out tonight Hursty - just make sure you will still have a liver to see you thru your professional property developer's career ~!!!!!!   (only joking!)

    My word this forum is better than most of the books I have read!!!

    So just to ask again, what is a solid checklist for working out if a property stacks up financially? Bearing in mind each property will have it's own little difficulties. However a strong general checklist?

    to find out if  it stacks up financially you will need a spreadsheet to input your figures into  = 

     

    typing "spreadsheet" into the search bit at the top right, shows dozens of ideas from different folks

    Interesting thread!

    I don't think I know anybody from uni or who graduated who doesn't loathe their employer/job. I graduated and ran screaming from my "chosen" field, I began by starting off a gardening company ( me a bike and a pair of shears) which became a small and rubbish small works company. The secret here is not really to discuss it but to do it, I just wonder how a 17 year old will get into the trade......

    Sourcing BMV sounds like a plan in itself, but what does he do when he finds it, (if and when). Passing it off on here will get him 1/2%? And how does he get taken seriously? He will look young and without experience or cash who will say yes to him? I am not trying to sound like grandad here, warning off new ideas, but unless he finds some answers/ an angle himself this is a pipe dream.

    Nothing said here should start you or stop you from being an entrepreneur.


    Houses wanted in Hull to £80k. All considered- burn outs /refurbs or refurbished. Fast completions no surveys. Commissions paid!
    Now taking on cost cutting refurbs/management Croydon and Hull.

    red shoes  -   i think you have hit the nail on the head here  - i think persuading an experienced property bod to act as mentor/guide is one of the  ways -  (other than a trainee  job in the industry)  -   but what would a newbie offer in exchange for mentoring ?

     

    right now (in exchange for some of my time) i would almost kill for someone to come and almost totally revamp my filing system for me, and enter up receipts, and reconciliate bank statements !!

     but , would a newbie have these skills ?

    It was the other way round when I was 17 - cheap ladies and lovely cider!

    i am learning to fly at the moment, and BOY is it some challenge -   some huge, puzzling, confusing, frustrating,  bl***dy great stonking challenge  !!!! 

     

    I am constantly  asking the flying internet community  some of the most spine-chillingly, teeth-suckingly,   shiveringly-awful naive questions  - and they respond to me with kindness and respect and they impart their knowledge to me with a willing heart   - and that is how i have learnt more than half of what i know.

     

    NEVER stop asking questions  -  this great SP community recognises those who genuinely want to make a change to their lives,    and who will put in the hard work to be successful   -   from those who want to pick others brains and want things handed to them on a plate.
