    The UAE has launched infrastructure and real estate projects worth Dh1.5 trillion ($409 billion) in less than two years, a report said as Cityscape 2005, a major international property investment and development event, opened in Dubai.

    General Shaikh Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai and UAE Minister of Defence, opened the show at Dubai World Trade Centre.

    Local Press reports said around half the UAE projects announced or started since early 2004, and which are to be completed over the next few years, have been launched in Dubai, .

    Other major projects have been announced in Abu Dhabi, and other emirates, said Al Bayan newspaper. Prestigious UAE and Gulf projects are being highlighted at Cityscape 2005.

    Cityscape 2005, which takes place at Dubai International Exhibition Centre in the DWTC complex until Monday, has attracted a record 300 exhibitors from 51 cities around the world.

    Al Bayan published a list of the major ventures, ranging from resorts and public facilities to man-made islands and 'Dubailand' -- projected as a Middle Eastern version of Disneyland.

    An AFP report, citing Al Bayan, added that the size of the investments put the UAE at the top of the world list in terms of construction.

    Tourism profile of Dubai to shift by 2010

    The tourism profile of Dubai will shift dramatically by 2010, according to Dubailand's CEO Salem bin Dasmal, who pointed to a dramatic shift in the leisure business split as essential to meeting government targets of 15 million visitors per year.

    Bin Dasmal, who was speaking at Cityscape, the biggest international property investment and development event, revealed the initial findings of a study undertaken by Dubailand to an audience of key global industry players.

    He said: 'If Dubai is to meet its target of 15 million visitors by 2010, there will have to be a fundamental change in the type of visitor coming to the city. That means we need the infrastructure for more affordable air transport; and package tour operators, as well as an increase in the non-luxury hotel sector.

    'To put this into context: the balance of visitors will alter dramatically. In 2004, the visitor mix was 40 per cent business, 60 per cent leisure. By 2010, the leisure share will rise, which will have a knock-on effect on business and conference business, which will serve to grow the total market.'

    Bin Dasmal pointed to key international markets, including within the GCC, as the potential sources of the increased number of visitors.

    'Dubai must increase its penetration in key international markets, such as UK and Germany. Take the UK leisure market as an example. In 2004, Dubai took 7 per cent of the UK's outbound market - by 2010, this figure should rise to 18 per cent. Likewise, with regional visitors: the 2004 figure of 18 per cent should reach 48 per cent.'

    He identified a gap in the global integrated leisure and entertainment offering in Arabia. 'We need to create the widest possible tourism portfolio for Dubai, and Dubailand will play a major part in this. We are not just a giant theme park - though creative entertainment concepts will be one of our USPs - but a stand-alone destination.'

    By 2010, tourism will contribute 20 per cent to the country's GDP, which represents a rise of 8 per cent from 2004. That 8 per cent is worth approximately $6 billion a year to the UAE economy.

    Dubailand and its investors have taken 15 per cent of the total floor space at the show. With a stand covering 650 square metres, Dubailand is the largest single presence at the event - held at the Dubai International Exhibition Centre - and the inclusion of its investors' stands takes the figure up to 1,500 sq.m.

    Just two years into the launch of Dubailand, 25 projects have been signed up, at a value of more than $8 billion.

    Covering an area of 3 billion square feet, Dubailand will be 10 times the size of Monaco and double the size of Disney World. It is the largest and most innovative leisure and entertainment tourist attraction in the region.

    Divided into five themed worlds and comprising more than 45 mega projects, Dubailand will feature state-of-the-art sporting facilities, and world-first concepts, including giant theme parks, eco-tourism resorts, museums, galleries, spas and shopping and recreation venues. Dubailand will open in 2008.

    More mega projects coming to Dubai!

    Dubai is all set to see more mega projects coming up in the near future, according to General Shaikh Mohammed bin Rashid Al Maktoum, Dubai Crown Prince and UAE Defence Minister.

    “It is only the beginning,” he said yesterday, referring to the major ongoing projects launched by the Dubai government in the emirate.

    General Shaikh Mohammed, who officially inaugurated Cityscape 2005 exhibition yesterday, also said while briefing newsmen that Dubai was proud to host such an exhibition, which has attracted 300 companies from 51 countries, including those from Europe.

    “To have them come (here) and invest is something to be proud of. The Emirates is proud to be part of this progress,” he said.

    While replying to a query about a positive and negative outlook on the real estate sector in Dubai, he said: “We are amongst the optimists. Only the tree, which bears fruits, gets hit with stones.”

    General Shaikh Mohammed, who toured the exhibition earlier in the day, was updated on the progress of key developments in Dubai, including those of platinum sponsors Nakheel and Emaar.

    Emaar senior sales manager Hussain Belshalat briefed General Shaikh Mohammed on the progress of construction at the Burj Dubai Development. “General Shaikh Mohammed was keen to know about the Old Town Island, when that will be completed and I told him the design is done and we will start selling in one or two months,” the official said.

    General Shaikh Mohammed also saw the scale of regional and international participation in Cityscape 2005. Franck Dailles, project director, Cityscape 2005, said: “He was pleased to see projects from Bahrain, Qatar, Jordan, Kuwait, Lebanon, Oman and, of course, Saudi Arabia. He was also interested to see we had participants from Canada, Australia and Malaysia.”

    Former US Presidential candidate and president and chief executive officer of Forbes Inc, Steve Forbes, was a VIP guest of Saudi Arabia’s Dar Al Arkan Real Estate Development Company at Cityscape 2005.

    “Dubai has now joined the ranks of Hong Kong, Shanghai and other rapidly growing areas. It is demonstrating enormous growth. The changes take one’s breath away,” Forbes said.
    “This is my third visit here and I always come away very impressed. Dubai is also the centre of our Forbes Arabia edition. Dubai’s growth prospects seem truly unlimited. The architecture is dazzling. The innovation seems constant. It makes the imagination soar,” he added.

    Dubailand to unveil 8 new mega projects in DubaiLand
     
    From an Arabic article in Al Khaleej it has been mentioned that Dubailand will unveil 8 new projects before the end of this year. Three or Four projects will be announced in a one month period of time from now. Five projects are guaranteed to be announced before the end of 2005

    Among the projects will be an entertainment city (probably another themed park).
    Another project will focus on science and culture.
    A third one will specialize in health clubs and resorts.
     
    Others are unknown at this point.
