    Paradise [ip] DUBAI

For those interested in investing in Dubai, the following is a great source of information:

There are many towers sprinting up around Dubai Marina for around 100 - 150k that offer 15%+ returns beacuse of tourist letting. 80% mortgages are available for some developments from Tamweel.ae on completion.

New DubaiLand Theme parks (3 times larger than Disney World) are being built in Dubai.

As well as the worlds tallest building and the worlds largest shopping malls.

Also Dubai is tax free - so no tax to pay on capital gains etc.

    DUBAI MARINA

    VILLAS ON THE PALM JUMEIRAH

The palm will also feature the ATLANTIS hotel megaresort (same as the one in Bahamas)

    RE: DUBAI

DUBAI has overtaken Toronto as the most popular long-haul destination for passengers flying out of Glasgow Airport.
More than 150,000 people have taken advantage of new daily direct flights to the Gulf city in the past 12 months, making it more popular than traditional destinations such as Canada and New York.
Airport chiefs were "delighted" with the new figures from BAA Scotland which also showed that Glasgow handled a total of 641,107 passengers last month - an increase of 0.7% on last April's record performance.
Although domestic traffic fell marginally - mainly because April last year was an exceptionally busy month - the numbers flying on international routes grew by 2.4%.
Stephen Baxter, managing director of Glasgow Airport, said today: "Set against the backdrop of April 2004, last month saw continued growth, particularly in international and long-haul travel.
"The incredible success of Emirates' daily service to Dubai, now the most popular long-haul destination from Glasgow, is a better illustration of the airport's performance."
In all, 8.6m people passed through Glasgow Airport over the past year - a 5.3% increase. DUBAI has overtaken Toronto as the most popular long-haul destination for passengers flying out of Glasgow Airport.

    RE: DUBAI

DUBAI — More than $20 billion will be invested in Middle East waterfront developments in the next five years, according to an industry specialist.

Daniel Natchez, first vice-chairman of the International Council of Marine

Industry Associations (ICOMIA), said at Waterfront 2005 Dubai conference and exhibition on the future of regional coastline development, yesterday: “Middle East waterfront developments are plentiful and being pursued with a nearly unparalleled passion, with over $20 billion being invested in developing sea fronts and new marinas over the next five years.

In Dubai reclamation projects are now the norm as opposed to a dream or an exception. And demand for waterfront marine leisure is growing as was seen at the Dubai Boat Show which attracted more than 20,000 visitors and saw boat sales worth more than $100 million.” Natchez, who is also president of a US-based waterfront design consultancy, said marina and waterfront developments were now a global multi-trillion dollar industry as people have more disposable income and more leisure time. But he warned that regional developers had to understand public demand to succeed.

He said: “In such upscale developments as found in Dubai, one has to thoroughly contemplate needs and expectations. Failure to do so will create unrealised expectations, concerns, restlessness and finally seeking alternative developments in which to participate. Success breeds success, but failure to meet one’s needs opens the door for opportunities for others.”

Dubai, which is the regional leader in waterfront development, will see more coastal development projects in the future, according to Khalid bin Sulayem, director-general, Department of Tourism and Commerce Marketing, who opened the two-day event.

He said: “The existing waterfront developments in Dubai will keep us busy for years to come but more are on the way and will be announced in due course.”

Speaking about the huge investment potential of Dubai’s tourism industry, he said: “It is a very lucrative sector. Dubai hotels have one of the world’s best occupancy levels. The reasons behind its success are the strategic vision of the Government and intensive marketing which has proved highly successful. These initiatives have attracted tourists from many destinations in such numbers that the hotel business here is no longer seasonal but an all-year-round concern.”

    RE: DUBAI

what would happen to the Dubai property market if Al-Queda were to launch a 9/11 style attack on the centre of dubai?Dubai has prospered as a result of low taxation/high potential capital growth and also being very chic.

What about the geopolitical situation in the middle east and the degree of uncertainty

I dont see this as a problem. Terrorism is more likely to happen outside of Dubai than inside.
In any case, take a look at New York - it has bounced back and the property market stronger than ever.

Dubai boasts one of the lowest crime rates in the world. Street crime and petty theft is unheard of, as is vagrancy. Many diverse communities from around the world live in close harmony. Meanwhile, the UAE is thousands of miles distant from any of the so-called 'hot spots' of the Middle East. The citizens of the UAE are well known for their impeccable manners, welcoming attitude towards foreigners and for having created a liberal, progressive and stable environment, where a strong premium is put on family values.

Everyone who is investing in property should have at least one Dubai property in their investment.
But get in early before you are priced out of the market.
