    What's your highest rent?

    The current maximum rent for an AST is £25k per year - the government is proposing to increase this to £100k - none of my rents reach the £25k per year - how many of yours do??  Appreciate this will include HMO's and this is why it's being increased - just to give yet more power to the tenants..

    Thats £2083 a month, based on an average room rate of say £50pw thats a 10 bed HMO - cant be many landlords/properties this is affecting?

    but there will be a fair few london apartments/houses at that rent....  i think tenants paying this much rent need as much protection as any other tenant...  they have more to lose in the size of deposit (not covered by protection schemes etc)

    Not necessarily Clottie. Tenants paying that sort are likely to be Corporate rentals or " ladies of the night".

    Clottie is correct about London flats/houses. Many are above the £25K annual limit. While it might be possible that they are let to a company most are let to an individual or a family unit. There is no reason they should not have the same residential protection and the landlord can then follow the same process in terms of AST and deposits.
