I have continued to close a number of transactions in January acting as the funder/lender for auction, repossession or other types of distressed sale up to 100% of acquisition price short term funding. My product works well for BTL investors and pros who need to buy property quickly normally for re-furb and where the exit strategy is onward sale or re-financing at 6 months. As there are significant opportunities to purchase property as a true discount to embedded value this allows investors to seize opportunities where other funders will lend only on aquisition price and not market value.
Im often asked whether Im a broker and the answer is no I work exclusively for the funding provider, and this is crucial is the decision making process as the borrower/applicant is not working through two parties when time and delivery is everything This funding NOT a NMD scheme per sae involving either option agreements or sub sales. It is only available from and DIRECTLY from me. Neither is it a hedge fund where as far as I am aware there are normally no less than 2 or 3 brokers, which apart from the fees involved, means that the control over decision making involves numerous parties.
