Hi all, I'm in a bit of a mess. I'm a 29 year old guy that wanted to live the high-life. I've been holidaying in Miami, St Tropez and Monaco, and until recently I drove a Porsche and had a model girlfriend (in fact she left me the same day as the Porschse was taken away on a tow truck). I've been stupid. I've borrowed and spent far too much money but I WILL pay it all back. To cut a long story short I'm being chased from all sides about my debts. And lets just say some of the lenders and debt purchase companies are not exactly reputable firms. My question is this... How can I sell my only asset as quickly and as close to market value as possible? The asset I have is a portfolio of ten apartments in Berlin, Germany. All the apartments are tenanted and the portfolio is managed by an English-speaking agent. Net income is €34,600/year and the portfolio has been valued at €500,000. If you have any innovative suggestions, you are an interested cash buyer, or a rich old lady looking for a toyboy please let me know.

Sorry not a rich older lady looking for a toy boy but possibly interested in your apartments in Berlin, although would have to be seriously under market value and maybe to purchase one or two, not all. But let me know more details.

What's your gross return? I need to know what the tenants pay. Basically if you've got the break down of costs. The value of your property needs to give at least 11% gross. However being in Berlin this may need to be increased. If it is at least 11% I may be interested to buy the lot. Will need to know the security of the tenants or ease of new ones.

The gross income from the apartments is around €55,000 per year. So we can certainly do something better than 11% for you on that basis. I've been doing some research on apartment buildings around Berlin and Hamburg, I've seen what appears to be very inexpensive properties. I really need to do more to understand the German market. But at this time I think for me getting involved in Germany may be bit unrealistic. I have a place in Sweden and to be honest that proves a bit of a handful. I wish you luck. Aidan
