we are developing a FREE iPhone app to assist investors in making a quick decison on Below Market Value leads presented to them. 

What I would like to ask members is what reasonable criteria would they want included in the app and are there any web examples showing some of these facets.

What sort of things do you want to know?

The key will be the price the seller is willing to sell for vs. the perceived value.

Collecting rental data is a bonus. Any other info concerning the condition of the property and other expenses. Knowing the all in costs and then the sale price plus costs vs the value will be a useful calculation.
