Re: Evolve-address in kingston? what do we know or think?

Luxury apartments with NO deposit required for up to 3 years*

    Key Features

    • Apartments priced from just £77,000
    • 15% - 20% capital growth anticipated per annum
    • From as little as £5000 to secure an apartment for up to 3 years*
    • Close to the new international airport and local amenities
    • Cyprus is set to become an international golfing destination

    Why Cyprus?

Due to the imposed government restrictions on land development, Cyprus presents an excellent investment proposition. The land in the south of Cyprus is designated agricultural, government or sovereign owned all of which prevents or severely limits land for development use. This gives the investor the potential to invest in a country where the ratio of development available is being outstripped by demand without the worry of drastic market saturation.

As a result Cyprus is seeing levels of growth in excess of 15% - 20% which is being underpinned by not only the above, but for these key factors as well:
    • After Malta, Cyprus has the second lowest inflation in the EU
    • Up to 340 days of sunshine a year
    • Cyprus is currently undergoing a strategic plan for tourism 2010, which plans to upgrade all of its facilities and resorts in line with changes in tourism trends
    • With the new international airport in Larnaca completing in 2009, together with the exsisting one in Paphos there is a wide network of air routes connecting Cyprus with Europe, USA, Asia, and Africa.
    • Low cost flights are available between the UK and Cyprus by airlines such as British Airways, KLM, Cyprus airways, Excel, My Travel, Monarch and many more.

    Finance

Evolve Investment property alongside it's Cypriot partner has managed to secure a deferred deposit scheme that has never been used in Cyprus before, a true industry first ! With the option to secure an apartment without an immediate deposit, property investors can take advantage of capital growth with minimum outlay.
With prices starting from just £77k Oceania Bay apartments offer exceptional value for money for their build quality and superb location.

Just back from Cyprus. Inside Track's, oops, sorry, Evolve's pitch is downright disingenuous. 15 -20% capital growth !?!. There are tens of thousands of unsold properties. International golfing destination !?!. There are tthree established courses and one under construction. All other proposed courses are on hold (a very long hold) because of severe water shortages. Available land is certainly not being outstripped by demand and they omit to mention some land is actually zoned as 'building land', plus areas are reviewed on a 5 year basis with regard to rezoning. Anyone thinking of buying in the ROC should visit the area first and avoid schemes like this like the plague, especially in view of the company's provenance.

Re: Evolve-address in kingston? what do we know or think?

Dear RogerD, Hope you had a great time in Cyprus and enjoyed what the country had to offer. Evolve has just recently come back from Cyprus where we went on an inspection trip with all members of our sales and progression staff, a policy that we like to enforce when promoting international property. We have been established in the international property arena for a number of years and are members of the Association of International Property Professionals (AIPP). We have sourced property in countries such as Dubai, Poland, Cape Verde (to name a few) where investors have made substantial gains and in some instances when clients have sold, 'realised gains'. Our company pride's itself on the research it conduct's before offering the investment to any investor, with full due diligence pack's available on request. We provide an inspection trip to all potential clients, and are not afraid to take people to the investment opportunity. All acquisition/closing costs are outlined upfront and we do not pressure sell. We welcome any feedback or enquiries regarding the company or the investment proposition, in person at our office based in Kingston, Surrey, UK, or via telephone or our website.

Evolve does not intend to continue adding to this thread, and is definately not looking for a response. We are totally aware that everyone is entitled to an opinion and we respect that.

Good luck to all of you in finding your ideal property investment.

Evolve - the only question any of us want answering is whether you are affiliated in any way whatsoever with Inside Track or any of its sister/brother/associated companies

if you wont answer that -  we will draw our own conclusions

Thanks for the intelligence, this is just what we need to be sharing to try and stop people making 'errors of judgement' led by these companies. Do we know for sure if EVOLVE really is part of IAP or not? Its clear that Pay as you Grow (what a name) is.
