bmv in accrington-my first deal advice please

    bmv in accrington-my first deal advice please

    hi all iv been offered a

    22%bmv prop in accrington (bank valuation)

    bank repo-omv £83000 bmv £64740

    this will be my first deal, the repo prop is around 45 mins from my house

    finders fee is £1000

    its through a finders company called avalon mayfair

    it is currently tennented at £450 pcm

    any advice on this deal, things to be warey of?, iv done some reasearch already, iv been to the street where it is!

    i will also require finance, i would like a nmd cashback deal!

    Don't just accept the value quoted to you ensure that you research extensively yourself.  Look at recent sale prices for similar properties and also look into how easy it is to find new tenants in the area as the current tenants could move on at any time.  23% BMV would of been a good deal 18 months ago but it maybe worth looking at a further reduction if you think there is room for that.

    Bear in mind any work that may need to be done straight away or in the near future and go to the land registry web site and pay £3 and download a copy of the plans and property details to get an idea of the history of the house.

    great reply, iv done abit of research already, im just unsure when they said BANK VALUATION (how do they get to that valuation)-iv been told once iv had a valuation carried out i can renegotiate if it came back less than 5% of whats stated. they said they will use their panel of valuers which are suposed to be rics. Can i trust them?, and do i have any come back if the purchase price is way off?

    The banks valuation may have been carried out using "hometrack" as a guide which is something that lenders and estate agents use.  I compiles local area demographics with purchase prices and recent remortgage values.  

    When I worked for a high street bank they would try to sell a repossessed house as near to full market value as possible.  They would recoup their legal expenses, the full outstanding mortgage and pass any left over to the borrower.  Todays financial climate is a little different and the banks objective will be.  They will want to sell the property quickly and cover their costs.  It may help you if you can find out how much the bank needs to cover costs.  Some times a bank will accept less for the property than is actually owed and the remaining balance will become and unsecured loan for the borrower.

    As far as financing the deal,  once your at the mortgage stage it is sometimes good to use a mortgage advisor who deals directly with a packager so that he can convey exactly  what kind of deal is being sought, the packager can then pull the necessary strings for valuations.

    I do know that if a property is undervalued, it can be very difficult to get minds changed on the valuation.

    always get an independent valuation of the property from a packager who is unconnected to the property finders......

    ok, iv just checked the sold prices on rightmove and they seem to be around 75k-85k, but i would feel better getting an independent valuation, i will need to move quickly with this so where can i find a good valuer?- this is my first deal so i need to make sure im not getting duped, or buying something at omv-
