Freeholder to get outstanding maint. from mortgage co?

I have had a bill from one of my freeholder (the dreaded Freshwater) for £6000 for decoration to the block of flats.  They are telling me that if i don't pay they'll get the mortgage company to pay to protect their investment.  I asked the mortgage lender (The Mortgage Works) who confirmed they'd have to pay it and charge it to the mortgage at the fixed interest and a £100 admin fee.  I could pay  the bill but if i can get it added to the mortgage, why not?  TMW say that it won't effect my credit rating, won't stop them from lending to me in the future so where is the downside?

Has anyone else done this/had this done to them?

As far as I am aware a ccj has to be obtained before the mortgage company have to pay any attention ( I have put leaseholders in court for this). This would mean they will hit you with a ccj first and then go to the mortgage co which could cause problems

The Mortgage Works sent the freeholder £7,000 today for maint and service charges.  No CCJ, no problem.  I told TMW i couldn't pay ( i could but didn't want to) they sorted it out at the same rate as my mortgage with £100 admin fee.   Sweet deal really.  i'd recomemnd it to anyone.  They also confirmed that it had no bearing on my credit score as no credit score was done and that it would not stop them giving me a mortgage in the future
