    buying land for a self build project

    I would really like to look at the possibility of a self build project for mine and my wifes first real home.  So far we've only rented and i know we can probably get the mortgage for a self build project but right now i'm not really sure on the basics.  Were based in barnstaple in devon and as family are here we need to find a plot as close to/in barnstaple as possible.  Right now i've got to start asking around the estate agents to see what kind of price we'll be looking at to see if its even feasable.  If anyone here has any experience with this sort of thing, we dont want masses of land, just enough for a nice sized house and maybe a little garden for our son to play in when he's older.  We could also use help with what kind of expenses are likely to be encurred, how we can go about checking if a piece of land is suitable(e.g. theres a parking area near here that is up for sale thats of a suitable size but it'd be nice to know if we could get planning permission before we put an offer in.  The plot in question has plenty of houses around it and is in a residential zone so i dont see any problems there but if anyone knows of any reason why it might be a problem then jump in.  Also for a typical 3 bedroom house with all the bits we'd need to get up and running, how much are we likely to need.  I have a figure in mind for how much i think we can run to and i'm hoping that someones going to say it'll be cheaper than a house of equivelent size prebuilt :).  Anyway, thoughts? ideas? I'd love to brainstorm this and try and get a plan together :)

    I know of plots currently  on sale in Fremington, Barnstable, if you're still interested. Sizes range from 0.06-0.12 acres/£8,000-14,000.
