second time lucky(server dropped me last time)!
I would like some advice on how to do this, I am new to commercial property,but think this may work as a deal.
I freehold building with ground floor unit(ocuppied,owner wants to rent back) and 2 flats over the top.All in moderate condition. I am thinking of creating 3 separte leases from the freehold to add value.would I have to bmv the whole building first?,then have the leases redrawn? I am assuming the finance would be limiting,given the unit will be changing use once the owner moves out. If I end up not doing this deal,I would like to at least learned something in the process.
