Hi all, I'm not sure if this is in the right section but I figure you marketeers have a wealth of knowledge that can hopefully put me in the right direction.
I am a relatively new property investor and am going through what all new BMV investors go through - struggling to find motivated sellers of property. I maybe made a mistake in doing so but felt that the USA has a lot to offer in the form of innovative ideas so have bought quite a few books on buying property US style. I want to make sure I don't waste my limited energies on unfocussed marketing and now having seen how much information which is useful to property marketeers is publically available to investors in the US, I am very perplexed.
Please excuse me if I have got my facts muddled but it seems that in USA they have lists (or can ask for list to be created) of:
Pre Reposession hearings
Out of town property owners (council tax lists)
and various other sources of valuable names and addresses of people who might be considered 'motivated sellers'.
Does such information exist in UK that can be accessed. What about the freedom of information act. Does this not conflict with privacy rules?
I would dearly like to be able to write (direct mail) to individuals with a more focused message rather than send out 5000 leaflets in the hope of a few takers. Does anyone out there know where I can obtain such lists or are we so very different to the USA?
Do any of you property marketeers access lists of motivated sellers or probably more to the point do you access lists that are sufficiently focussed that they could well include distressed/motivated sellers.
Any thoughts would be much appreciated.
