Always be very wary about handing over hugh sums of money upfront. Especially to any company who does not have a track record to speak of.

You can never do enough due dilligence. 

Besides, there are enough investors on this forum and elswhere (with track records which others on the community will vouch for), you should not be struggling to find proven and reputable deal sellers.

Hi,  Did you buy off Dpl in the end, they have an alright deal in Salford Manchester at the mo. Only sounds to good to be true.

Seems many investors buying so may be a lack of tenants!!

Wow, was very happy to see Distressed Properties on here.  I have myself introduced 7 deals to those guys , which all paid 5K deposit in advance and got nothing apart from wasted time. In once case they offered quite a bit of cash back on the new build flat, which 14months(!!!) don't the line , ended up where it originally started.....giving deposit back. I would keep well away from these guys as the only business they seem to be doing is earning interest from the deposits.
