As somebody who has been on Glenn's THE property course and bought Rialto's manual, I would say go for both if you can! If you only have £3k to start off with, I may recommend Rialto's manual first as it gives a step by step instruction manual. Reading this forum is fantastic, but a lot of stuff is all dispersed and there is no step by step instructions like the manual. You will need the £2700 to print your leaflets and pay your leafletters for a few months before getting a deal!
Then get someone together and go for the property course at £700 together instead of £500 each (yep it has increased from £300).
The phone calls with Rialto puts everything in perspective and that is really why I started taking action.
In terms of Glenn's the property course (as opposed to your property course), I benefitted greatly from it as I went before I bought the manual, meeting Glen was the best part. Other property courses I went to gave a lot of hype and always start with GOOD MORNING! I CAN'T HEAR YOU! LOUDER! GOOD MORNING! Motivation c**p. Good if you need to be motivated by I will rather be getting information than "Massage your neighbour's shoulders" as a break. Glenn basically started with, morning. We will be going through this and that today before the first coffee break, this and that before lunch etc.
The role playing was crucial, but I still need to run through it loads to know what to say when the phone rings.
All in all, loads of information in a day, but that is why Glenn has launched YOUR property course which is a once a month one day course that concentrates on say MARKETING in a month, and the next focuses on NEGOTIATING. Full details just ask Glenn (dont' worry, I am not paid an advertising fee!). I have not done any of this yet, but if this is the property course expanded, then it will be fantastic.
Where I am now, no deals yet, so maybe not qualified to give this piece of advice above, but got going and interviewing my leafletters next week.
I am also a freelance contractor, and am getting round to the problem of answering my phone (but that is on another post) when the phone rings. I am still working and aim to get one or two deals by Christmas which will allow me to advertise on websites and papers in addition to leafletting.
Rialto focuses on BTS (correct me if I am wrong) but certainly does not turn away good BMVs rent backs. Glenn has over a 100 properties (and counting) and 20k cash flow a month, so that tells you his strategies. (Given that I just read the post about some guy in negative cash flow of £15k a month, that is incredible!)
