    Premium for granting lease...

    I have a retail property that someone would like to either buy or rent (preferably they would like to buy) and I would like to know if anyone has experience in leasing premises and charging a premium for the benefit of the lease. Generally in my area people are glad to get rid of a lease but I have a prime spot that never usually becomes available. I would either consider selling the whole property for 50k above the value of the proptery, this is due to me having no intention of ever selling but if someone is willing is has to be worth my while, or (i have been told) that I could ask for 50k in consideration for granting the lease, I am told this is quite common but I do not know much about it. Im not sure I'll get either but if you dont ask you never know, and they are quite desperate to get their hands on the property.

     Any ideas?
