    I am currently only sourcing developments with non status, developer mortgages or easy to get finance (like in the USA).
    Dont care about 7 or 8% rate if return is 12% or 15% and capital gain prospects are good.
    This one seems too much of a risk for me at the moment as no detailed financing information is available yet.
    But will be interested to see contracts regarding financing (although I imagine they will be an exact copy of RWI's efforts)

    Your Maths is about equal to your command of the English language.....................limited and very muddled up.

    1. Where in Cap Cana can you now purchase a 3 bed detached villa for $475K ?....................you cannot. They are 200m2 not 200mm. If you are going to make such statements at least try and get your units right even if your facts are not!! You look so silly!!
    2. My understanding is that those clients wishing to transfer from Cap Cana to Punta Perla will enjoy the same or better property at the original price that they agreed to pay on Cap Cana. Nobody is locked in here, it is a free market economy, if you don't want in then take your money and run...............simple.
    3. Let's also be clear about the mortgage. By true definition, there is no such thing as a status free mortgage anywhere in the world. If you declare that you are a drugs/arms dealer/terrorist on your application, you will not get a mortgage! The mortgage that will be offered for purchasers on PP will be based upon the value of the property, not the earnings of the buyer.
    4. The new sight looks good. It comes with financial guarantees. If you are not happy with them, go elsewhere.
    5. There are a few protagonists on this site who seem hell bent on talking my investment down, whose facts are incorrect and misleading.

    NSX I would suggest is a competitor of some kind. Yellowbird I cannot make out. He seems to have his busybody beak in everywhere.

    White Knight - when you talk of incorrect and misleading facts, do you mean the kind that are similar to the "fact" you posted about 2 Jack Nicklaus
    courses being complete in 2.5 years? (When there is no contract with Jack Nicklaus as yet.) And when you accuse people of having an agenda, do
    you mean one like someone who comes on to a financial DISCUSSION forum and asks people to stop discussing "his" investment unless they
    are going to say something nice about it? Talk about hypocritical! Get out your pot and kettle and paint them black.

    I think CCUK identified that there is a HUGE market for property in the range of £325k-$600k with guaranteed rental returns of 15% and so at PP have designed the development around this market.
     
    I am personally quite disappointed with the resultant layout and the lack of diversity of the property to be built. Everything seems to be 120m2 constructed except the hundred or so 3 bed villas which are 200m2. PP propbably realise it will be hard to compete against CC head on with larger villas and so have limited themselves in this respect. I'm sure they could have included some larger villas but kept the prices much lower than CC to help them sell and at the same time helping the smaller units sell.
     
    As PCR also pointed, I think they should have exposed more golf to the ocean.
     
    Not sure about exactly where the resort fits in terms of rentals. I imagine the less well off families to go all inclusive at one of the large 3*/4* hotels in Bavaro and the more well off families will go to CC and stay in a villa/enjoy the larger properties/ play the better golf courses/ better restaurants / marina etc..?

    Oh no, I've just found out that there will be 5103 properties not 3103 in 'another worldwide destination' Punto Perla!

    Also, can someone tell me how anyone can signature the golf courses when the master plan is now complete???

    White Night, sorry about my English. That is my 10th language, but look like you understood what I meant. My valuation on Punta Perla compared
    to Cap Cana based on quality of those two projects sounds reasonable. I am always looking at project from investment view point rather than sales
    perspective. If purchaser pay the same price, he should expect similar level of quality as Cap Cana. Otherwise, it is not going to be a good investment.
    I still think that there must be some kind of compensation to fill the gap between quality of the two developments. It is simply mistake to feel good about
    higher brochure price than the price you are offered.

    Oh, I forgot to tell you that I am teaching Math at one of the top University in London for 15 years.

    White Night, how successful has your sales pitch talk to your clients been ?

    As one of serious investors, we need to analyze the project and get better deals from sales agent and developer.
