    Re: Recent Negative Press On The Ahuja Group

    I am sorry I have to be writing to you under these circumstances however there have been certain forum postings and newspaper article about my organisation and I wish to set the record straight.

    On 7th December 2008 we hit the FRONT PAGE of the Mail on Sunday and they referred to me as the Repo Hunter.  The article centered around a repossession list released by Northern Rock or someone close to Northern Rock.

    I was one of many property sourcers who got this list, however the Mail on Sunday decided to write an article about my organisation and how we offered the properties on this list to my clients. 

    The article portrayed the fact that I was cashing in on people’s misery and hard working individuals were losing their home to greedy vulture buy to let investors including me!

    But before you do that please carry on reading below.

    This article was not the most flattering of articles and resulted in us being open for attack by:

    • Our competitors
    • Other media organisations
    • Members of the public

    I can stand up and say we do not trade in people’s misery.  We find properties that meet a certain pricing criteria and we do not force people out of their homes.  If anyone does the forcing it is the banks themselves.

    Due to the Mail on Sunday’s article The Ahuja Group is now all of a sudden newsworthy!  They aligned my small business with a £100bn publicly owned financial institution Northern Rock.  As flattering as that is if there is any situation where anyone has had a less than brilliant experience with us then it is potentially worth writing about.  This has certainly been the case.  The Repo Hunter is being hunted!  Their motives being:

    • Financial gain
    • Competitive advantage
    • Maliciousness

     

    Now we are a small company (with big aspirations!) and our margins do not allow for a full time press, media and legal department to defend ourselves every time a not so positive article or forum posting is written.   However the wheels are in motion to recruit a locum solicitor to help out as and when the need arises.

    We have decided to focus on providing damn good property deals for our large and diverse client base of 600.  We will occasionally put out statements such as these to redress the balance however we want to channel our energies on pleasing our current client base.  This may be a mistake on our part but until then we want to provide value to our clients as we have always done.

     Being small part of a big business I can tell you that "Big business are build on honesty and integrity and not by conning people."

    How would you like to defend below -  

    I reserved a property in Feb 2009 and the valuation came out lower by 25% of advertised BMV so lost the survey fees, your firm said we will not refund the money but give you a alternative which I accepted and further booked three deals in April  and  paid GBP 5400 to your firm towards buying properties ref APR 03/05/07 . These properties were being sold to me at 25 % BMV and tenanted , cash flow positive from day one however once the survey was done it resulted that two out of these three properties are not mortgage able and there is no tenant in place as sold.

     On09th June I was advised by your source that they will require 4-6 weeks to make them mortgage able however on 30th July he has advised that  No works have been carried out yet, as the properties have not been handed over due to various issues and there is no time scale set for completion”.

    In view of the above said transaction did not meeting the selling condition

    1.      Properties are not tenanted.

    2.      Two out of the three properties are not mortgage able.

    3.      Third property which is mortgage able but have mortgage redemption  cannot be transferred to me by your source.

    I asked for refund which you refused to give and the matter had to be taken to courts..

    Come on Ajay, if you are going to post your triumph with the Daily Mail at least have the courtesy to repond to questions being put to you.

    Such a shame this thread stopped here, it was very interesting and im looking forward to a response from Ajay. Anyway, whilst he thinks about his response, i would like to discuss a few points. Like most i have been trying to get into the property market for a long time but capital has been my downfall, hence my first investigation into the Ahuja Group.

     Im 26, i currently have a mortgage on my property in UK however i have 122k left to pay, i also have a off plan property in Abu Dhabi which is due for completion in the end of 2010, however the financial aspects of this are covered.

     How is my best bet to get another property, i have 10 years construction expereince and am a professional Quantity Surveyor so my knowledge is ok, and i have free time to research etc.

     The problem is i only haveing 10k capital however i save 500 pounds a month which can be added, but a BTL mortgage requires 25% deposit?

     i would appreciate some advise on what is best to proceed

    Hi,    Ajay Ahuja has taken me to the cleaners. If you check Ahuja, scam, conman, you will find several people that he has conned out of their money and hasn't provided the services. (the properties). He has had several court cases taken against him. One person has paid him £25000 for sourcing 17 houses in Buffalo, Western New York,asked for their money back and was ignored. Please check Companies house.co.uk I wish I had known that at the time, anyway, to come back to myself, I got involved with Ahuja in 2007, I wanted them to source cheap U.S properties. Paid money upfront for a number of properties, bought 2 properties and asked for the rest of my fees back, which they said they would refund but never did. The houses in Buffalo are in rough areas and will not appreciate much with time. I was given the wrong facts about the houses (I didn't go view them). One of them said to be 3 units was only 2 units, said to have 3 tenants but had only 1 tenant that I had to pay to evict . The house in such bad condition that It is now back on the market and I stand to loose at least £20000 . It needed £30000 for repairs .That is not the end of the story with Ahuja. Soon after getting those Buffalo houses I asked them to find me H.M.Os in the U.K. and paid them upfront about £10000.I know, I know, stupid, stupid. By the way this wasn't even my own money, I have remortgaged my house . Well they gave me details of a house but when I went to see it it was in a notoriously rough area and it needed renovation , once again they had lied to me saying it only needed light redecoration. So of course I didn't buy it. After that I never heard again from Ahuja and they never provided me with one single lead. Despite my repeated phone calls to them , nobody ever contacted me again with an offer. After about 8-9 months of this I asked for a refund of my fees. I e-mailed, wrote, phoned, threatened, all to no avail. By the way, the supposedly fantastic returns are like this : on my house in Buffalo, the "good" one, I haven't earned 1 dollar in 2 years, and I have paid out money : there are high taxes, water, council bills, management to pay, and repairs, repairs , repairs, repairs. It's never, never ending. These are not good investments, even if bought away from Ahuja. All I can say about Ahuja : stay away, the man is a very clever, very articulate, very cunning conman. If it looks too good to be true, it is. What I have learned about this is : if you want to invest, don't rely and trust anybody, rely only on yourself . Do your own research, find your own cheap properties , do not believe what anybody is telling you until you have researched it 100%, because unfortunately, all that glitters is not gold.Hope this helps.

    I have no experience of dealing with Ajay Ahuja other than subscribing to his daily newsletter bullsh*t. I'm glad I didn't invest any money with him for the following reasons:

     

    1. Some of the "deals" he is sourcing are actually properties he owns and I have read that he is attempting to offload half of his portfolio. I wonder why?

    2. All the testimonies on his site are from people who attended a free seminar. Not one single testimony is from a person who sourced property from him. I wonder why?

    3. He takes a news item he has read on the internet, puts a spin on it and presents it as a pearl of wisdom then emails it to his newsletter subscribers, most of which turn out to be bullsh*t. I wonder why?

    4.  He shut down the discussion forum on his own site. I wonder why?

    5.  If you do some real digging you find that his latest get rich quick revelation is about making money from websites by getting people to sign up for information and hooking them in with more and more layers of "useful information" persuading them to part with cash for "secrets" of how to get rich quick or "exclusive deals". Just like Ahuja.co.uk. I wonder why?

    6. He and his team won't respond to any difficult questions about his business. I wonder why?

     Caveat emptor as they used to say ...

    Can anyone on this thread help me out. I've just been ripped by Ajay as well and I'm looking for advice with regagrd to taking legal action. Any info or contatc details would be great thanks.

    PS: I noticed a few people know where he lives - wouldn't mind knowing if someone can let me know.
