    This idea is barmy.

    Aaron. How many properties have you let under this arrangement?

    And what next? You're going to pay the landlord for giving you business?

    OK, market rent = 1300

    Charge tenant £1500 for flat + sky + blah blah blah.
    Gross margin = £200.  Sky etc probably cost you £70, net = £130 

    It can work especially during good time where companies reimburse tenants for rents etc. Tenant don't really care really, if they add Sky,
    they have to pay themself, if it is included, company pay. (Have you guys not heard off adult entertainment being added as travellin
    expenses ? !)  Throw in some tax/chauffer service for some American banker, this concept does work.

    Rather being a letting agency, Spaces is in effect a concierge agency (have you not hear of banker paying £20,000 to some concierge service ?)

    Now during the bad time..this may be harder sell...  But of course, if business is that good, Aaron would not t have bothered to talk to us here..

    easy there easybetman ... you seem to be getting a bit shirty, as they say round my way!  why did aaron not simply explain the 'concierge' concept in the first place?  i can understand it ...  but, purporting to be a 0% letting agent was wrong, and a mistake.  but i'm sure Spaces will learn from this PR experience ...

    Hi -To all Answering this Bull!

    I have a very simple solution - you set up a letting agency charge standard fees and give the best service you can. Charge 10% to the landlord and 'in and out 'tenant fees -  and I think you have a very viable business opportunity!

    And for my spin..... I setup www.relet.co.uk , if anyone wants to run the business in available territories we charge 10% of turnover capped at £300 per month + Vat and we will introduce you to landlords as well investment buys - a stream of potential tenants (depending on area - we have SEO'ed much of the country, type in 'letting agent Blackpool' and you get www.ghlproperties.co.uk on page one of google - our sister company)....and your function is to match criteria - However sometimes its not as easy as it sounds!!

    My first franchisee was in  Nottingham (2006) and is making over £8.5 in gross profit per month. Much of the income is through 'armchair' residential landlord investors -  however Peter buys quite a bit himself.

    Great thread!

    It's like Dragons' Den.

    I am interested in investing. My conditions are that rather than the tenant paying £200 per month for sky and broadband, they would receive a weekly service that Clottie mentions (1 per week). However, rather than the £1500 per month, the rent should be £2500 per month.

    I would want 40% of the business
