I concur with Alan O. Individually, I've encountered both impressively on-the-ball and don't-know don't-care TMC agents (together with a worryingly inconsistent standard of advice), but the stinger for me was that they charge the 1% fee irrespective of whether you do the deal or not. It is unprofessional, usurious mickey-taking as far as I'm concerned not to reduce this charge if the deal collapses. They'll only sting me the once.
To add insult to injury, they sent their bill a few weeks before a transaction completed, badgered me repeatedly by phone to pay up, *and* implied they'd throw a spanner in the works if they were not paid before my purchase completed. I kicked up a stink, stalled till the deal was done and *then* paid up.
Their rhetoric about faster packing and good lender contacts is as far as I am aware based to some extent in reality (they're big), but there are other more respectful broker/ packager choices. As long as they exist, I'd not put TMC at the top of my list or at very least I'd get a written agreement for payment after completion and a much reduced fee if it does not complete.
