    As for Buffalo being bankrupt, I dont know anything about it, but a city can go bankrupt just like an individual.

    If they don't get enough tax revenue to pay their bills, or they have borrowed too much money and can't pay it back, they file bankruptcy and default on their bills and on their bonds.

    If they don't have money to pay their bills, there could be problems with getting streets snow plowed, maintaining the sewage and water treatment plants, paying the police which means greatly reduced police services, maintaining he schools and libraries......

    Again, I have no idea if ths applies to Buffalo or not. Do your due dilligence.

    For everyone else's benefit, I actually went over to Buffalo to meet with Todd. He was very helpful at the time and has been a continued help since (even with help/advice that - as it pertained to management issues - he was neither obliged to, or paid to, give).

     
    If you are looking to get into Buffalo (and, sadly, I can't personally recommend it, but others seem to be doing ok), Todd is a very good person to have in your team. Sadly, that doesn't apply to every real estate professional in Buffalo).

    Ending Tenancy

    My tenant wants to leave asap, the contract was for 12 months.  There was a problem with condensation & the heating.  I had to replace the radiators, so I appreciate that she had been cold but I furnished the house to her spec & paid the agents finders fee.  I will now have to fork this fee out again. Would it be fair to ask her to forfiet part of her deposit in view of this?  I would appreciate any  advise on a fair resolution.  Thanks.

    I dont think the law covers condensation (unless it lead to mould and health issues), but not having heating for a prolonged period of time, if the contract specified that heating would be provided is probably grounds for her to leave and break the contract early.

    How long was heating off for? Did she have hot water at this time? Did she have to move out, did you provide alternative accomodation?

    Hi Sunny,

    Thank you for responding, there was not a mould problem, the windows needed silicone sealant.  The heating was never completely off but the house was just not warm enough because the rads were not heating the house sufficiently. There was also oneday where the tenant had cold water. (this was fixed the next day)  It took 4 weeks to sort these problems out.

    Just want to add that the tenant stayed in the property through out that time.
