We purchased a property from Richard Matthew / RJM Properties and paid him an extra £10k to renovate the property. Turns out that he did nothing and kept the money. He does not return phone calls or emails and even ignored a 7 day solicitors letter. We are now pursuing through the courts.

Richard Matthews also owes a large well know property sourcing company £2k. They have been trying to get that back unsuccessfully.

Buyer be warned and AVOID AT ALL COSTS!!!!

This is a very odd thread....   folks are referring to Phil as having commented on the original post... yet no comments now appear....  i do vaguely recall reading something Phl had written which seemed to be an endorsement of RJM

Don't know anything about a 7 day notice or the £10k you claim I have of yours, even court order?? Do you want to stop hiding behind the forum name and let us all know who you are? And what sourcing company do I owe £2k to?

The deal you reserved was fully workable, and was a private off market BMV deal, tenanted, with a RICS survey report by Harvey Donaldson & Gibson, all of our deals are workable and packaged, where you have contacted us, you have been replied to. I don't take your money & hide, we sell packaged BMV deals and charge a very modest finders fee for it.

Dear Whitefeather, Lying though it may suit your soul, will not change the essence of truth, or why your appearance at the Dumfries and Gallowy Sheriff court is inevitable. I received nothing for several months. There was no valuation done by the time I saw fit to go to court. You had no intention of fulfilling the deal otherwise it could have been done. You had neither authority or control over the property. You can provide no proof of correspondence either by surface or e-mail  to me over the intervening time (beyond saying that you would reply after returning from holiday - did not happen). Several months of silence before replying to me ON THIS FORUM and not personally is good business practice? Perhaps I shall see how far I can stick the fraud complaint I made to Highland Constabulary down your throat. If you wish to meet in person then bring your chequebook. Now sue me please - because I have the perfect defense - Truth. Give me back £2,199.00. You are a thief.

Maybe you would like to explain to everybody on this forum why you do not answer emails or telephone calls from your customers? I have it in writing exactly what the deal would cost and it ended up costing me an extra £1500 but you have completely ignored my requests for the repayment. And by the way it has been the worst investment I've ever made - the rent you quoted was way off the mark and the property is still vacant now 9 months after completion - but that's my own fault. But as a warning to everyone else out there besides your bad business manner your deals also stink.
